What is the siding material ?

 

The way the damage is concentrated in a few places makes me think you have a few opportunities to improve your drainage on the building lol

u need to figure out where that water’s coming from and address the issues before putting new siding on, especially an engineered wood siding like Masonite

A piece of kick out flashing tied into the lower roofline in the second pic would be a good start

The other pics seem to show damage next to the downspout. I doubt it’s a coincidence better clean them gutters!!!!!!

 

since it looks exactly like what's on a small portion of my house I'd say masonite.

this house is about midway up a mountain, no surprise that gutters are trashed with the wind and trees above it. Old man owns it right now and there's no way he's gotten up there to clean it. Guys lives like a pack rat, inside was sound it's these outside spots.

 

Installing a functioning hood can be a pain in the ass!

then that’s just more reason to offer less than asking price

For anyone that helped me with my garage make-over (insulation, drywall, mudding and paint), it's finally over! I learned a few things and I hope to make enough money when I am done with school to be able to pay people to put up drywall for me in the future.

The ceiling and back half of the walls were already drywalled but with next to no mudding done and no sealer. I tried my best to match the existing walls but they were just so bad.

The styrofoam insulation you see above and around the garage door was the easiest option for insulation around the door opener installation.

 

I would go with French Doors. But I don’t really like sliders. If installed properly the wall shouldn’t shake.

 

Curious why you recommend outswing?

Outswing doors close against the weatherstripping , on top , sides and most importantly the bottom . Meaning wind pressure pushes the door into the weatherstrip and not away from it like an inswing . The bottom seal on an outswing door does not rely on minimal contact of a bottom sweep on the door against the threshold of the jamb so it pretty much impossible for wind driven rain to force it's way under the door .

 

Rough plumbing is finished. If you are working with PEX, do yourself a favor and really do your research into the different types of PEX, PEX fittings, and tools. I decided to use the ProPex system with its expansion rings and fittings. Quite a bit has changes since my old days of using copper and sweating the fittings together .

Here is an item that the plumbing inspector and I had quite a conversation over. He did relent and I got my way

AC Drain?

 

Washing machine drain and a condensation pump line?

 

Water level

 

At first I thought refrigeration or deep freeze considering the location. But Washer or sink drain makes more sense since it's up off the floor a bit, but I have no clue and admit to knowing nothing about plumbing.

 

Expresso machine

 

Y'all are good... Usually the condensate line from an energy efficient furnace/AC unit drains to a floor drain. However, I did not want to tear up concrete and tap into the existing drain lines and the floor drain is about 20 feet away. I thought about a condensate pump and decided against it. Got the inspector's okay to dump the condensate water into a washer box. Not a common way of draining a furnace/AC unit in this part of the country.
