    Man this morning blows ass. Getting specs and drawings together on a $102,250 project.
    Just realized I left out a $9000 air compressor in the total. :annoyed: But I ended up having some
    wiggle room thanks to some other adders I had calculated. I knew I should have just added
    10% and put in my bid at $112,250. :anonymous::goingcrazy::smack::smash::crapstorm:

    Sounds familiar......

    I estimate a lot of stuff, large and small. I usually run through my sheet one good time, usually has some plug numbers until I get hard numbers in on things, and file my number away, and send it off for review to all the powers that be. They add shit, remove shit, change shit.......usually ends up real close to that original number........what a waste of time sometimes.......:facepalm: gotta get that buy in though, especially on the big ones, so its not just my butt that gets chewed, should a butt chewing be deemed necessary when things go south.......

    Construction, exterior restoration, no new stuff. we fix the stuff that gets thrown up ever so quickly these days :thumbsup: All this new construction is job security 10 years from now. structural, building envelope stuff.

    Yes....mostly commercial, try to stay away from residential. Little bit of manufacturing, but working in a job during shutdowns is tough sometimes, it pays well though if we can pull it off.

    Definitely steel frames, and concrete framed structures with any type of veneer, brick, stone, precast, etc.

    Seeing a lot of facade failures on all these new 5 story mixed use apartment / condo stuff that is going up everywhere. Typically a 1 story concrete structure (parking garage) with 3-4 stories of stick frame on top, clad with brick, stone, stucco and EIFS. The problem is that both concrete and wood will creep over their life (shrink) and most of these veneers grow (brick / stone) so it tears itself apart at the flashings and floor lines. also wreaks havoc on vertical and through wall plumbing stacks / vents. They dont move, while the structure shrinks, and the veneer grows. Stucco and EIFS is another animal in itself. the devil is in the details, and in the flashings, and if it was installed correctly with proper flashing laps and back wraps etc. We have done more investigation work in the recent past than we ever have. Typical 2-5 year old structure, tearing itself apart, leaking like a sieve, hires a high dollar consultant to pick it apart. we provide the access (manlift, swing scaffold etc) and labor for the test cuts to help them figure out what is up. turn a facade into swiss cheese :D great work, zero liability for us, and it is usually open ticket T&M at good rates.

    dam, that sucks. we had one go out shortly after moving in. get multiple quotes, and the most energy efficient one you can afford. I will text you the guy we used, he was the most honest of the bunch, and we still use him for service.
