    I understand your side - and we obviously disagree. I am NOT in the real estate business - I have just found it is the best way for ME to save for retirement. Glad you did your research and got a good deal - there are plenty of deals to be had and plenty of opportunity for mistakes. I do not understand the market enough to invest there, so for me real estate was always something I could touch/see and that to me made sense - I'm a simple guy. You certainly picked a good time to buy - I'm certain you should make a nice profit for you, kids or grandkids down the road. I bought some land in 2007 for around 300K...it tanked to a low of around 190K in 2011, but now it is conservatively estimated at 450K - that is the worst case I have. I bought land/damaged homes after Hurricane Andrew (1992) in South Miami...those have appreciated the most - by far. If we are in a "bubble" my est is overvalued - but I'm not selling and I never will - it is for my kids or their kids and I feel confident the money I have tied up is better there than anywhere else my simple mind could have chosen. I have never been good at predicting "bubbles"...If I were I would already be retired. I've never lost money on real estate, but I I'll give you I have yet to sell anything within 20+ years of holding it. There are certainly pockets of time where if I had sold I would have lost. I'm talking (very) long term when I say you will not lose (if you research before you buy). I have a little over 7 years before I will retire. Of all the investments I've had/have - nothing has come close to land in gaining value...for me. For me is all I can give advice on...perhaps for you other investments venues serve better. I still hold firm on my position as it has worked for my family.
