One of my coworkers has their "final retirement plan" in full swing. He and his wife buy fixer-upper houses with a VA loan, renovate them, then sell them outright or refinance them as rentals. As soon as one VA loan is paid off and the house has renters, he's off looking for his next project home. So far he's got 6 houses working for him in a 40 year-old part of town that was run down but is coming back. I think it only works because he owns the home he lives in outright. I think it helps that his wife is both a licensed GC and a real estate agent. Too bad she also looks like Mike Holmes in a wig.

Good luck to him - I don't know if I'd want that much headache.

Agreed. No desire to deal with tenants, even if only 10% were shit bags.

My one and only landlord experience was with squatters. I’m never going to be a landlord again.

I personally have no beef with gays or "other" in the military based on my experience with them. One of the best radar and radio mechanics I ever knew was a "little light in the low quarters." He didn't hit on us, his uniform and quarters were always squared away, and the shit he fixed stayed fixed. Kept to his kind off base, and on base he was one of the most professional Airmen I ever knew. If you needed help with a stereo install, moving, or were throwing a party, he was there to make sure it was done right. This was back during "don't ask don't tell" - we never asked (though we knew) and he never told (though he knew we knew). No one in the unit cared - guy was top-notch.

Known several lesbians too, including a MSgt that didn't really hide her relationship. Again, no one from the commander on down cared because she was an outstanding leader, very good technician, and clever manager.

No gay rapes, no "conversion attempts," nothing remotely scandalous. Just wanting to serve professionally. But that's my experience, YMMV.

I think that when people make a big deal about whatever their issue is that it becomes a problem. Do your job well and there's a lot that folks can forgive. Except not showering every day - and wear deodorant, nasty ass!

Pretty much the same experience here. One of the best NCOs I ever worked with was quasi open about it. Goes back basic job ethic. Do your fucking job and do it well. The rest works it’s self out.

We had a few, one gal was lesbian...i yelled at her and kicked her off the aircraft (not literally) but told her to get to the truck cuz she was worthless....she got mad and said i was being rude to her. Truck driver came back to me and asks why i kicked her off the plane. I said cuz shes been here a year and cant do a basic task a new person that just got here can do after a week! He say oh. Ill take care of it. Well we never saw her on flightline again, not too much later this gal went to commander and said she was lesbian and was kicked out maybe a month later.

i have a gorgeous Morgan silver dollar from an openly gay Lieutenant that I commissioned. it looks just like the Morgan dollar for her pageant queen peer. they're even the same year.

that wonderful dyke was so worried about it, it was a real hindrance. I mean that apprehension in decisions invaded every aspect of her interacting with other cadets at first.

so I invited my buddy from Raeford to VTC as a guest speaker.
the guys is ripped, blonde, bright blue eyes, he looks like goddamned Adonis.

after his lecture we kept her and the rest of the MS4 class back, and my buddy and I opened the floor to questions. most of it was the normal stuff you'd get from tourists, some military medical stuff (he's an 18d)
and then I just piped up.
    "yo dude, are you gay?"
"yeah bro, you already know this"

    cadets, completely quiet. wtf looks.

"but didn't you get into a sleeping bag with me while we were both naked? does that make me gay too?"
both of us were laughing now, more stunned silence from the cadets.

"yeah man, we were both slowly freezing to death"
then we went on to recount how we were dropped into sub-zero water and had to conduct a re-warming drill with just the gear we had. I further explained that you want a partner that's bigger than you, because thermodynamics.

and after that we didn't bring it up again. the students slowly went back to asking questions. and then our apprehensive cadet started asking questions more, and then finally asked about how him being gay affected his work.

    bingo.

me and my friend had a hard time keeping up with answering questions after that. short answer, nobody gave a fuck.
one of the dudes in his office got onto VTC for a while and was just like "yeah he's gay, my wife is his wingman when he needs to find a new dude sometimes"

he does his job well, he's professional, and we were all seriously close friends. nobody cares if he brought a boyfriend instead of a girlfriend to... anywhere, for any reason

one thing I did learn, if you think it's difficult finding a meaningful relationship being hetero... try being gay.
think about it, they're trying to find: someone they're attracted to, is supportive, who is caring, trustworthy, and any of the other traits you'd want in a partner
but now you've got to navigate flamboyant types, overly-active activist types, and varying levels of flat-out secrecy and social acceptance as well. none of that shit makes anything easier

anyhow, that gay cadet wasn't handled with kid gloves or with less or more effort.

if you're a professional, that kind of stuff ranks right up there with someones favorite ice cream flavor. it's just not in a real equation

edit: I forgot about how another dude hopped into VTC to explain how dudes pick up dudes with married women

No one cares if you're X, people care if you can't do your job, and/or if X gets in the way of you doing your job. Whether it's appointments for the doc because you're transitioning, or being preggo, or just busting your crap in a stupid way that makes you non-deployable/someone else needing to take up your slack...

My old supervisor was the best, when it would come up he’d always say the same thing.

“Worrying about what another dude does with his dick is the gayest thing I can think of.”

He’d shut them all up with that one. But he did tell me that when you end up with gays in your command - DADT era - and you see the tension just tell them that as long as they perform to their best level that you’ll support them. I’ve put that into place more than a few times and you can literally see the calm wash over them and all but one ended up being my top performers that I knew I could trust with any task and not have to constantly babysit.

I always took basically the same approach. I’m just glad that being open has become more acceptable. I think it makes things easier. Military or not, the less you have to try and hide from coworkers, the easier it is to just do your job. There is less tension when you don’t have to hide your orientation, religion or any other nonsense an unaccepting society wants to hold against you.

There are plenty of heterosexual dudes that can’t do the military job (especially combat arms), why limit your hiring pool.

Just accepted a part time job with Veterans Upward Bound. Mostly data entry, filing and outreach. Don’t really need to work, but I’ve always kind of kept an eye out for something I might want to do.

Wife brought up a good point about at least seeing what the nonprofit world is like. Hopefully it will be something that feels like making a difference for some people out there, and maybe even motivate me a bit more. If not, it’s easy to move on.

Here’s to seeing how it goes.

I'm not convinced that the end of the world is quite as near as any of the news networks want us to believe. Someone's just gonna have to relearn the lesson that if you don't start no shit, won't be no shit.

I agree, but I think it’s funny when dude says, “do not retaliate.” Brother, you don’t run anyone else’s foreign policy. And like the boys used to say...
