You could be all serious and say "It's going to take a couple of days to get the part in so I sprung for a rental for you while I was out" while handing her a broom

You to generous I’ll share time, beer, spare 20$ if a friend needs gas to wheel, but NEVER food unless in a group setting.

Ive found appraisers to be more douche nozzles than the home inspection people.

Some of the inspectors can be buttheads. We deal with a lot of the same ones flipping houses. We’ve shown them that we aren’t the typical flippers though so they are a lot cooler with us now than they were 5 years ago.

Couple houses back we got a flipper busted. Not on purpose though. We had called to get our plumbing rough inspection, inspector shows up and is waiting for us. Problem is he pulled up to the wrong house, someone was flipping just down the street from us house looked a lot like ours, had a dump trailer in the driveway and all. Ya they had 0 permits pulled and were cutting corners left and right. Inspector crawled all up their butts.

I usually don’t worry too much. Unless you know you’ve got major roof or foundation issues most things they find are usually fairly easy repairs and in some cases things you can tell the purchaser uhh no deal with it yourself.

Last place we flipped the guy spent 2-3 hours trying to find issues and the stuff he finally came back with our realtor told the buyers agent I’m not even taking this to them.
