I am debating if I should do the Xpel Paint Protection on my Tacoma. It is lease, and I plan to buy it out of the lease.

Does Toyota really care about the chips on the front end if I want to buy the truck out of the lease?

Nope they won't if you buy it at the end, but you will if it has rock chips. Do it anyway

If you buy it out, I doubt they even look at it.
But if you are thinking of doing it and you want the truck long term, go ahead and do it.

I have done it on my own '19 which I bought, and even then, I sometimes regret my decision. I you are going to do it, you should ask the installer if they can do partial protection in only key areas. Honestly, I don't think Toyota will really care all that much. I recently took my sister in to return her corolla lease which was honestly bruised up cosmetically, and the dealership didn't even take a second glance. YMMV

I am doing it. Just bumper, hood, headlights, and tailgate to protect from the bike pad that I’ll be putting my bike on. I do lot of highway commuting to Navy Yard in Philly. I know I’ll buy it out because I want my Tacoma looks good for long term.

Think about March 2023. The new 4th generation will be out or close to debuting. Are you really going to buy out your 3rd generation Tacoma? Don't waste your money on PPF.

You never know if the 4th generation Tacoma will have manual and V6. I’m hearing rumor that it may have turbo 4 or hybrid V6. I haven’t heard anything about manual yet. Plus the lease will end before the 4th gen comes out. I don’t always buy or lease the first 3 years when the new model comes out, I tend to wait til 3-4 years during the mid cycle update/fresh like the 2020 got the mid cycle update.
