    The whole reason I have to move from Oregon somewhere cheaper is the same problem. People from California buying every single piece of property they can no matter the listing cost. It's insane. Oh a shitty mobile home that the banks won't even loan on listed for 300k? Sold in 2 days for 10% higher than listing cost. No thanks.

    A lot of it is from foreign investing. Apparently the West Coast is getting hit hard with it, I've heard Australia is having a major housing bubble at the moment too.

    Earlier this year I made offers on about 5 different homes...at asking prices...all 5 turned down instantly. All 5 sold within the week for more than asking. I stopped looking after the fires wrecked most of the valley and thousands of homes got burned down late summer last year. If I couldn't find anything before that I sure as hell won't find anything now.

    We were in the eastern panhandle, Harpers Ferry but traveled all over the State. Canaan Valley has tons of outdoor opportunities.

    That city was also on my list. Michigan seems great if you stay away from Flint/Detroit area supposedly.

    Even those areas have nice spots (downtown and parts of metro Detroit anyway). I love the GR area, but I also recommend Traverse City area too. TC is a little more touristy in the summer though. GR has a lot of nice bedroom communities nearby that are within a 20-30 minute drive of GR (even with traffic).

    Nothing, in my opinion, beats going up north for a weekend getaway as well.

    I am from Ohio, but we are planning on heading to the Huron coast possibly or maybe the UP...a cabin for now that might turn into a retirement place...we plan on "living light" though, so small place and not a lot of stuff...if I get my way it will be lots of acreage - like 10-20, and near the coast...we might inherit some land from my wifes side of the fam too....waiting to see what pans out with that.

    we like cool/cold weather and snow, pine forests and no people...

    There's enough to share. I love the UP, especially the Marquette area! I make at least 2 trips there per year even though it's about 6 hours away for me.

    I have lived in central Ohio all my life and will be retiring pretty soon. I will not stay here if at all possible, weather too gloomy in Winter.

    I have been eyeballing NC, SC, Tennessee as places to consider. Go to USA.com for tons of information on each state and most large cities.

    I am in NY. Will be moving to PA or NH in 2 or so years when I retire. Taxes are high, quality of life is deteriorating. Hint: Anywhere the radical lefties manage turns into crap.

    NH and PA are reasonably priced and tax friendly.

    I have heard Wyoming is a tax friendly and low populated state, but I have never been there.

    OP,

    New Yorker here. Love it here for a number of reasons but I freely admit that it is not for everyone. By the way, it also also depends on where you are looking in New York. But there are some people who get wrapped around the axle of politics and can't see reality. The truth is there are a ton of great places to live in this country -- and all of our states have their pros and cons. I like so many places to live ... and the jerks on both sides of the political spectrum don't bother me as I am pretty good at ignoring them.

    Love the idea that you are going on a search for a new place to live. Your challenge, of course, is that on the one hand, you want to be near a place with a large population because that will be where the restaurants / grocers, etc. will be for your work. On the other hand, the closer you are to those places, the higher the housing cost and the taxes.

    Based on that, I would rule New York out because the places that you would need to be for work are too expensive and the places with lower taxes might not have enough work.

    A few places to consider based on my travels. Also recognizing you are ruling out the South due to heat.

    1) Arizona (northern Arizona). Booming in northern Arizona and there is some cold there. Nice place. Growing. Lower taxes. Think Flagstaff.

    2) Greater North Carolina area. RTP. Asheville. Nice places.

    3) Portland, Maine. Growing. New England. Nice. Might be an option. Also agree on New Hampshire.

    4) Southern Ohio. Kind of nice area near and around Columbus. Growing. Lots of food and restaurants. Centrally located. A lot to like.

    5) Colorado. Small town near a bigger town so you have plenty of work.

    Just throwing a few ideas out there for you. Good luck in your search. Sounds like fun!

    I live in Knoxville. Really enjoy it. Home prices have been on the rise, but still lots of reasonable housing. The market is just very competitive at the moment so you have to make a snap decision when you find a home to buy.. Weather in Knoxville is pretty hard to beat, a touch of snow during otherwise relatively mild winters, long spring and long fall. June is awesome, a little hot and humid in July August but I think its a great balance.

    Oh there will be some mods all right
    C'mon over to Northern Wisconsin! Close your eyes and point and you'll find a lake to fish or kayak. So much public land to hike and hunt. Plus, it's just a little drive to visit the U.P. with all the beauty it has to offer (water falls, lake superior, midwest "mountains" etc.) We have a healthy little Wisconsin thread going on here too.
