    I didnt know, but a few have it. It's actually pretty easy for who had a house for a few decades.
    They bought a house for 350k a few decades ago, value is now 1mil, they refinance and get those half mil. Easy peasy.
    That's why i tell people, dont go to the suburbs and buy a cheap house, and them spend all the money you saved in gas, car , insurance. Try to buy the cheapest house in a city and use transportation if possible. That house in the city will tend to appreciate more and be more inmune to crashes.
    but this is just money sense advise, if you really prefer to have cars and a house in the suburbs, just do what you wanna do.

    I think I found a solution....275/70/17
    I'm pretty sure I will only have to loose the flaps and do some heat gun work.

    I was just over at my buddies pricing them out...He's a Conti/General dealer so I can get grabbers cheap. It will between them and probably a K02.
    I guess I should add, what ever I get it won't be till the spring when the manufacturers rebates kick in. Availability right now is also little scarce no matter what size you want.

    Yea that might be to much for me.

    I probably just have to buy a set that you just run the wires from it to the blue sea box I have.

    That is probably more up my alley.

    in cost of materials; switch, relay box, relays, wires, tools, solder together connections, creating my own wire harness, figure everything else out as a first try, as well as my own time invested into the project to iirc it priced out at about the cost of a switch pro.

    I am just not as talented as you with every single thing you listed.

    I can drive my truck, and use computers. I am working on improving everything else. Like wrenching and wiring skills.

    That's an ugly front end. Me no likey..

    Agents are responsible for the why the market is the way it is now. Allowing them to inflate prices makes everyone money except the person buying.
    Few years ago I was lucky to be involved in a flip with some friends. Found a place in Richmond Hill that needed some love. We had it for 4 months while working on it and in that time it went from 560 to 930. We renovated complete all new. The bidding was between a rich Chinese couple and a rich Russian single guy.
    It blew my mind.

    My opinin is prices will always rise because today agents will always take advantage of a sale for maximin personal gain. Unless there's no demand for the area, it will always be higher. If you sell what you have now, it will be hard to get back in later when prices are higher. Nothing is set in stone as well know so hope it works out in the end bud

    I hear ya, but what I have now has more than doubled in price, which will allow me to get something better. It is right downtown as you know. I dont want to live here anymore. I want to live out in the bush.

    I live in area where you can buy property(bush), with nothing on it, and develop it. This is could be the route I am going, we are figuring it out.

    Build your cottage out of shipping containers for cheap. And make sure to include a bunkhouse for all TEC events that will start from your place.
