    Framing including labour is usually around 15-18% of total house build , framing labour and material costs are usually about 50/50 in a normally framed house so you're really talking about an increase in cost on 7.5-9% of the total cost of building a house being associated with framing lumber

    I understand. My situation does not give me the flexibility to hang out and wait until prices drop unfortunately. So I will be forging ahead a bit to try to navigate some solution that works and leaves me somewhat solvent for the rest of my life! :eek:

    Just finished a small side table. It’s ash, stained with general finishes Java gel stain and a coat of odies oil.
    Some half laps, blind mortises, and through wedged mortises. Wedges are red oak.
