    @Dmac06 @BananaMan I feel your pain. Been looking for a few months now myself and cant find anything thats at all reasonable (with a garage which is like my only main requirement). All the 'nice' places are through the roof, and everything else looks it should be burned to the ground and start over.

    I am in the middle of a 800 sq ft tiling project.. luckily the pricing on tiling materials was not as affected as lumber/wood... but boy did it scare the crap out of me when I was looking at how to DIY on the tile and some recommended not tiling over OSB, but to add a layer of plywood... plywood prices are nearly double what they used to be.. would have cost me an additional $600 cost just for my living room....

    I am also in a holding pattern on building my garage due to lumber prices being rediculous... I mean take a look at a standard 8ft 2x4... used to be around $2.60-ish a piece.. now they are $6-7/ea at lowes.. plywood if you can find it is priced at over $50-60 per sheet.. on what typically topped out at around $38 for non hardwood faced...

    I have been looking as well for a ready home with a garage.. but nothing decent to be had in my area.. I am priced out of the market ATM... So I will stick with the house I have, and build a garage when the time is right.

    Hardibacker would stiffen the OSB up sufficiently to tile over, no problem. No need to plywood over it unless it's really thin subflooring.

    You laugh but.. i crawled up there and slapped an entire tube of caulking around the chimney flashing and seams because I thought thats where it was coming from. Nope, theres a pinhole somewhere. It was re-used corrugated dogshit from the prior owners. New cut-to-length metal roof being ordered this wknd.
    The ceilings barely have R-13/15 in them, whatever the mice havent eaten basically, instead of R-35 plus so my heating bill goes out the roof (literally), otherwise I wouldnt touch the sheathing.
    As far as boards go, my dads a lumber vulture and brings crap home from demos and such. He has enough boards to do the whole roof ten times and I may actually go that route. Im up to $4k just in sheathing so far..

    Lumber is stupid expensive right now and only going to get worse. I was hoping to fix up/add on to my shed. I think it can wait.

    My better half works in bangor and I work out in the Dover area, so if any of you have looked at houses in bangor or old town- look at the taxes! 4K+ annual on a 135k house! With no land or garage! Needless to say, we're trying to find something outside of town to avoid that tax hike.

    Thats nuts. Thats higher places Ive looked at down here. Wonder if it was a typo? I dont really have any idea what the market is like up there, but that seems high

    On the other hand, that area's an absolute parking lot for most of the summer. I like going to Bow Street and browsing the booze selection, but the last few years I only go during the winter :laugh:

    Yeah, I hit Bootleggers more frequently than Bow street, but Bow street will frequently have different stuff than bootleggers, same as Bootleggers will have different stuff than Rooper's here in the dirty dirty.

    isnt that the truth man.. finding a reasonable priced house that has a garage and doesn't need to be burnt to the ground to start fresh is nearly impossible, or we find one that seems perfect then we realize its an HOA that is redick in price and no one wants to deal with that bullshit..

    Maapei the thinset manufacturer said to use this stuff its called "Primer T" its kind of pink-ish

    then we thinset down durock with a polymer modified thinset, tape, and mud all the joints...

    I went a little heavy with the joint mud.. so I used a oscillating tool with a grit disc on it to grind off any burrs, or sharp pieces that might force a tile up, and cause uneven pressure on the tile...

    1st 10 boxes of tile are down already... looking like we should finnish up the main floor of the living room by Sunday, then begins the fun of cutting tile for all the trim tile pieces along the walls. so far not a lot of waste... maybe 3 tiles total as we found one with a chip on the backside, and cant cut anything smaller than 2 inches on the cheap tile snap cutter i bought.... have to use the tile saw for that... but prefer to do that all in one LONG day...

    Durock is the same idea; just a different brand. :thumbsup:

    I hate the snap cutters; I just use my tile saw for any and all cuts. With a little practice you can even cut a curve with it.
