    It's most definitely open to abuse/ corruption.
    I saw the other end of the spectrum in the run-up to selling my rental condo.

    The inspector hired by the agent for the prospective buyer was (almost) totally full of shit.
    He had the following listed as defects (and I'm doing this from memory, so there were a bunch more):

    - Toilet innards need replacing
    - Water Heater needs replacing
    - Garbage Disposal needs replacing
    - Furnace Filter needs replacing
    - Patio Door needs a Screen
    - A circuit in the breaker box improperly grounded

    So the real estate agent for the buyer tries to beat me down on price.

    My reply, essentially: Where did you find this "Inspector"?

    - Toilet innards replaced by myself one month prior
    - WTF? The water heater works
    - WTF? Replaced less than one year prior...and...it works
    - WTF? Replaced a week prior
    - If they want a patio door screen, let them pick one out at Lowes and pay for it themselves
    - Okay, that one was correct, and I had it fixed by a licensed electrician ($200 bucks)

    Fixed the last one, but everything else?
    Hard no. If they balk, I'll re-list the property.

    So then the Maryland Real Estate Appraiser comes to try to fuck up the deal.
    He said the property wasn't worth the selling price (by several thousand bucks).
    Mind you, I had just put thousands into new appliances, a new heat pump the year prior, complete hardwood floors, total new paint, professional cleaning...
    Almost a total remodel.
    Other condos without the above improvements were selling at the price he wanted to rate my condo at.
    I supplied copies of the receipts for all major work done, but he only revised upwards by $2k.

    The Buyers' Agent again tries to beat me down on price.
    By this time I'm smelling a rat. :mad:
    And I tell him so.
    The real estate agent for the buyers was likely friends with (and in cahoots with) the inspector and appraiser.

    But I tell him I'll go down one thousand, and now it's over to the buyers for a yes or no.
    And I'm done with him.
    I will relist the condo.

    The Buyers accepted and the deal closes next Friday.
