My sister is possibly going to be the same boat and having to pay almost double for the appraisal because no one wanted to appraise the house she's buying. I think it took them like 7 or 8 tries to find someone.

I was recently on the other end of that situation. Was selling our rental condo that we owned in L.A. area (near Pasadena) and had a couple of buyers get into a bidding war. The final selling price had to be adjusted because the appraisal came in $5k short of the offer. We were able to make some concessions and close the deal but it almost fell through because the fucking appraiser wasn't familiar enough with the local market values.

 

I loved living in Jax. I lived in South Jax Beach for a long time then moved to Ponte Vedra.

 

I lived in Green Cove Springs for awhile.
I loved fishing off the jetty at Vilano Beach (the beach the locals went to).
That's just north of St Augustine for those who haven't been there.
Getting too expensive and snotty round there now.

[edit] Ponte Vedra was kinda fancy even back then.
