    I never had to pay PMI despite only putting 3% down. The loan officer told me they're tougher for approval because of that and she saw underwriters turn people down for one late payment two years prior against an otherwise perfect credit history. The rate was 1/8 of a percent higher than other local banks too, which probably makes it about a wash if you actually hold onto the loan for 30 years. I felt it made sense at the time.

    Yeah our plan was to take PMI because PMI + Interest + tax + etc ("unrecovered" costs), was going to be less than (or at minimum break even) to what our rent was. This was in 2017, so kind of accidentally we also nailed the market timing.

    Long of the short - rent was 1200, we factored going up toward 1300-1450 a month to compare rent.

    And because it's me........here's my excel sheet and pivot table :D :D :D

    Unrecovered is as noted, insurance, taxes, etc. that we had to pay for buying the house (and PMI), where as principal I didn't count as "unrecovered", since we "get it back" when we sell it. Rent is 100% gone, and our renters insurance was like 10-20$ a month, so negligible in considering as a cost.

    Unrecovered is a grand below what our rent costs were going to be (1350/mo estimate).

    OH and I've just realized something else too, vehicle tax in Providence was 60$/1k, and my town is 37.10/1K instead, so moving out to East Prov has lowered that as well.

    Mortgage, property taxes, and insurance for me amount to about $1450/month. Looking at listings, I think my house would rent for about the same. I also bought in 2017.

    Heard on BZ the *average* rent on a 1BR in Boston was $2700/mo. Waaay more than my mortgage on a very spacious 4br house with land in the suburbs 35 min away…

    anyone on here use an invisible fence? This pup may need it since her breed is known to dart after any wildlife…. Our boxer had recall command on point but this knucklehead wants to jet.

    I was comparing it to continuing in Providence, if we wanted to rent the same house. According to Zillow, renting our house estimate would be $2300/mo.

    A 2 bed 1 bath same size and like 2 doors down from our old apartment is listed for rent at 1700/mop right now. So that rent cost would be, ballpark, 20400 instead of the 16200 I listed. Long of the short, even without the pandemic pricing, we were going to at minimum break even on the financial side of things. Sure there is some maintenance that rent wouldn't include, but there's also the human element of having my own house, fenced in back yard and the dog too, muuuuuch better than being able to walk to a couple restaurants instead :notsure:

    I believe it. Boston is bananaland. We're in the suburbs of Providence, 10 minutes away :D Hell on a good day I can be in Boston in 45 minutes. At least with my old Mazda, the truck I drive a bit slower.

    Dog's awesome. But a lot of breeds don't care about a zap. My dog wouldn't care, if there was a squirrel she's going for it. She will go head first through thorn bushes, KNOWING that they're thorn bushes. Then she's stuck in there because after the adrenaline is gone for the chase, she knows their thorn bushes and needs to find her way out very gingerly. But if there's a squirrel, or deer, it's game on. You might have very little luck with the zappy fence.

    She chased a flock of turkeys on the 30’ recall leash the other day, had to be 15-20 of them; some double her size. Not the brightest but she’s still young, and ballsy.

    Ok, I need some clarity on this because I saw something this morning that looked stupidly fucked up to me. It was a work van driving down the Mass pike heading west in front of me this morning. Outside of the aspect of me doing 75mph and he was pulling away from me, knowing it was windy as all hell, and with that much weight on his roof, was suicide to begin with, but I guess my main question is......
    Can these work vans carry this much weight safely?
    I am not in the trade business but something does not quite right to me. I mean with the weight of the ladders, weight of the stacked wood, weight of the staging, along with a crapload of other stuff that I couldn't identify.....I am surprised that something like this is legal. I mean I have seen someone try to put a 7 piece patio set on top of their Honda civic just to get it home from the store, but this is a commercial vehicle.

    Safely? Hell no, but I've seen vans with probably twice as many ladders as that strapped to the roof among other things... so I guess law enforcement doesn't care all that much??? The van I saw was for roofers or painters I believe and it made the van probably twice as tall, the pucker factor must be through the roof driving these

    I'm paying 1700 for a 1br with my wife now but also have a room we use for an office. We wanna buy a house (preferably in Central-ish mass) but she's in grad school atm so we're waiting til she's done with that before we tack on the stress of house hunting

    Couple questions yall, does anyone know off-hand if the Lil B's front bumper will interfere with the TSS? Assuming the sensor is at the same spot as the Pro grille and the bumper has the low hoop.

    I don't know from personal experience but I was able to see one up close on a 3rd gen with the low hoop and the owner loves it and doesn't have any issues. Here is the install page page where they install the bumper with the low bar and it looks like it shouldn't interfere...

    Gotcha. Do you remember if they had the TSS in the middle or the bottom of the grille?

    I did see the install instructions, but the TSS on that one is behind the emblem. I have a grille where the TSS is put below that spot, just like the pro grille. Most of the pictures on the site are either of the mid height bar with TSS, or low bar with no TSS on the truck. There might be one photo that does have the low bar with the TSS, but hard to tell.

    Since I have a 2nd gen and don't have a TSS, so I never asked or even thought about it. If your TSS is lower would think about the higher bar instead or is it possible to change the location of your TSS?

    Yeah, depending on the grille, TSS can either be in the middle or lower. OEM grille (non pro) is in the middle behind the emblem, where pro grilles have it below the "toyota" word. Other brands (like one I have) is also in the same spot as the pro grille.

    I had a close call this afternoon. I got off of 495 and stopped at the red light at the top of the hill. Light turned green and started through, but out of the corner of my eye I caught a car coming down the hill to my left. Son of Bitch blew right through the red light and almost T boned the Tacoma on the driver's side. I hit the gas and shot out of his way. He never even slowed down and I don't know if he (or she) even knew how close they came to hitting me.

    Unfortunately, or maybe fortunately, it was a divided road and I couldn't go after him to get a license plate number.

    The possibility of getting hurt or killed aside, I'd be the author of another "Is this totaled?" thread, but I'd already know the answer. A hit on the cab or bed would be the end of my 2019 Tacoma.

    I'm looking for a way to burn some PTO this summer and was thinking about taking a week in the North Maine Woods to do some wandering around and off-grid camping. I've got a couple of dates to work around but my summer is fairly wide open at this point. Anyone else able and interested in getting way, way, away from civilization for a week with me?

    Edit: chatted a bit with the wife and penciled in some dates, I'll start a trip thread, but I'm looking at July 22-29
