    Lmao it is true. Literally two doors down from me is a house that has sat empty for over two years now. Owned by a rental agency. I know of at least one other like this in the neighborhood.

    I'd suspect that like anywhere, areas with high rental demand and low ownership sales demand have high investorships.

    Banks are also investors now. They can sit on houses for years. It's what's continuing to drive this absurd market up. And if you can't sell it, rent it. Takes a house off the market and creates more artificial scarcity.

    Articles I keep reading are that its a combination of things. You have a high number of flippers combined with high demand from interstate relocations. (Texas is suffering especially from population surge, but other non-Californian states are feeling it too.) Investments for the rental market are actually down, because high rent is forcing people to purchase, which in turn is skyrocketing prices.

    Interesting perspective.

    We've been in our home since 2006 and noticed quite an increase of people from PA, NJ, and NY into tiny little Delaware. I'm not sure people from MD are moving into DE since the rural areas blend in with one another. It's more of the northerners that are migrating south. Haven't really noticed investors buying houses but new apartments and 55+ community areas are being built.

    It's a tax haven compared to those other states that you mentioned. Over the past five years I know at least 4 couples in my neighborhood who moved their for retirement

    Every house I get listings for, I go on zillow and look at the sales history and almost all of them were purchased within the last few months and re-listed back for sale 80 to 100k over what they bought it for.
    I do not see transplants and down sizers buying homes. It's pretty palpable that its people with loads of cash purchasing them. I do not know about you guys but I have not been seeing loads of California and new york license plates like I did a few years back.

    True. Big investors buy up homes and fix them up with a standard decor, then rent them out. Their pitch is to rent your dream home since buying ones dream home is getting more and more out of reach for a lot of people.
