    the job market is, despite the persistent notion otherwise, mostly flush with entry level jobs.
    You want $17 an hour to start? TOOOOOOONS of jobs out there.
    You want $35 an hour?
    A LOT fewer and farther between.

    It’s quite a bit more nuanced than “places are begging for people.”
    Taco Bell and Arbys, Yes, they are begging for people, Lockheed and Raytheon???

    Not saying we are currently at the bottom. But I'm fine with price-determined buys from 10% down to the bottom or when I run out of war chest, whichever comes first.

    Either way, gettin a substantial discount on 10 years from now.

    I just read that the US is cancelling more offshore oil/gas leases in Alaska and the Gulf.
    To me this looks like more inflation on the way. Energy looks like the root of the problem.

    If the past two years of stock market gains have evaporated, real estate values will also start disappearing.

    Real estate just moves slow compared to liquid assets that one can sell or buy in seconds.

    SoCal real estate has a growing number of listings with price cuts. Boise, ID and Phoenix, AZ and our favorite Las Vegas all have multiple listings, massive listings now and you see some asking price reductions.

    Remember that Dot Com bust and 2008 recession was not just a 3 month event. It was 2 years of agonizing pain.

    This time it is more special because we also have inflation on our backs. :bananadead:

    Folks who own homes outright are golden!!
    Folks who purchased a home with very little down payments within the past 3 years….ooff.

    Housing prices are a product of supply and demand. Period. We have underbuilt for over a decade and there are way more families seeking houses than houses available.

    The corporate thing is incidental and doesn't matter anyway. Commodities are commodities and houses are commodities.

    Yes very true!

    But, when companies start losing massive amounts of their share prices, first thing these CEO fuckers do is start laying folks off. It’s the quickest easiest way for them to off load on assets.

    A company can dump 10% of its workforce overnight. They cannot sell their forging press or unused equipment for months.

    When these working folks or no longer working were stretched thin affording their mortgage due to inflation, no job will force them into foreclosure.

    Amazon is going to have workforce reduction very soon. They will start the wave.

    The hard part is trying to predict by when will it all hit rock bottom. I am think end of 2023 beginning of 2024.
