    My MIL is selling her house after just under a year of being built. (Long story)

    The inspector recommends the ac system to be serviced and sent us pics.

    yes the filter is dirty, but how does the rest look.

    I am just preparing for the buyer asking for 1000s in concessions when it’s just typical dust and what not.

    how often do you service your ac and what’s the typical cost

    I service it usually once a year. But I change the filter every three months. F the people wanting thousands. She maybe sitting on a goldmine in FL. You realize how many people have relocated there? She should probably get a nice price. What part of FL. Water view? My 2 cents

    Damn inside of 95 or outside? I used to go there in my pre marriage days. Spent many of nights getting hammered at Bostons on the beach. She won’t have any trouble selling it. Just make sure the realtor is trustworthy

    Just a little west of 95. I don’t like our agent cuz he’s old school and not really fighting for us as much as we want, but he’s somewhat of a family friend.

    the buyer is a real estate agent so I guess she knows the game

    That's the buyer's pre purchase inspection?

    ...I would counter negotiate with

    • Seller will provide one filter.
    • Seller will agree to wash outdoor compressor unit with a garden hose.
    • Seller will not agree to financial concessions. Go suck eggs.


    Unless misread your post, and your MIL foolishly had the house inspected before putting it on the market. In that case, change the filter and wash the compressor. :cookiemonster:

    That house is 1 year old with that much gunk on the chiller coils? :eek: That looks like one of the apartments we own that is 22 years old. Pay to have it “serviced” by an hvac company for $149 and call it good.

    Two things never do business with friends, it never ends well. Real estate agent purchasing house tells me it’s underpriced and they are going to flip it

    Change the filter and stick to your guns on price. You’re in a stupid hot market there in SFL, you shouldn’t need to deal with concessions. If you want to go the extra mile, get a can of coil cleaner from Home Depot and clean the coils yourself real quick.

    Wait for the buyer to make their demands and don't sweat it. It needs cleaning but don't agree to compensation for it.


    For future reference, your MIL needs to not use those cheap ass floss filters. Use a proper paper filter and change monthly. I actually tape the edges of mine to prevent bypass.

    Trashing your evaporator can get expensive.

    That's pretty messy for only a year.

    She have pets?

    I'd spray the coils with Frost King coil cleaner, pour bleach in the condensate drain line, put in a new filter and call it good.

    None of that is reason for a service call if she has a semi handy friend.

    It would be a rare inspector that dug into the AC like that anyway.

    The system major bit should still have at least 4 years of warranty left, 9 if it's a Trane (and maybe other brands)

    it’s a 55 and up community
    I don’t think our agent did a good job marketing the place
    Interest rates went up?

    The evaporator coil looks a bit dirty for only being a year old and can be spendy to pull out and clean/replace. Probably due to not changing the filters enough. Longest I go is 2 months.

    Before I sell a place, I have the furnace/AC inspected/cleaned (150.00) and clean the ductwork (myself and a shop vacuum). In addition clean the carpets professionally. These are usually asked from the buyer and should be performed before a sale anyway. Take away the low hanging fruit.

    Nice area to have a house! I went out to see some TW members last year in FL north of Miami. Love the coastal side.
