    Can't put anything down in the lower part as that's where my current septic leech field is. Also where the new sand mound system will be put.

    No idea what grass it is, even the neighbor who owns the agriculture supply can't figure it out. With the warmer weather this winter it was pretty much green all winter season. Last year it did brown some, but not too much.

    If it doesnt go brown after your first frost its 100% not rye or bluegrass. You might've gotten yourself some bent or more likely fescue. Bent likes being cut shorter, fescue likes being at an inch and a half or more.

    Actually 2/3rds of that is the cistern underneath. Great for washing vehicles and watering "plants"...

    Beauty of the zero turn. Takes me an hour and a half to mow the front and back for my .5 acres. I do mow a little extra of the neighbors since it adjoins mine and I like everything looking even.

    Hoping for some expert assistance :thumbsup:

    Garage door opener, an older Sears model:

    Suddenly goes from normal operation to opening then immediately closing in one continuous cycle. Seems to be going past the limiter. Problem is, there’s no limiter on the track like on newer models.

    Any thoughts?

    Don’t have it anymore but I had an older Sears model and it was always the door sensors. Make sure they are pointing at each other and that there is power going to them. Mine had a little green light on them showing they had power.

    I’m wondering if that’s the culprit. It must’ve been riding on top of the pulley for years…

    Honestly I know we all here like to repair what we can and try not to waste, but I think the end has come for that opener. There's several affordable overhead belt driven options that would be really nice in this case.

    Thanks. I tried stuffing it back into the housing on the back wall but I couldn’t get the retainer ring to set. Didn’t make a difference..

    But turning some screws is within my wheelhouse :thumbsup:. Any thoughts on why that might all of a sudden be an issue?

    Two rentals and the old family house are in town, the garage is in a suburban residential area, home is out in the boondocks.

    All separated in 4 different towns - my little ZT has thousands of miles on the trailer, I mow 7-8 lawns total but none for $$. :facepalm:

    At one point I was talking myself into a $9000 Wright Stander mower, more than I need but way cool. I got distracted and bought the truck instead. :rofl:
