    This is the house now, picking up some paint tonight so I can start working on the foundation and railings. I'm going to color match the siding with the foundation, but I'm thinking about painting the shutters a slightly darker color.

    It's all painted up! I'll probably go for the garage doors one of these days, but I had to get things acceptable at least. A lot of our plants were absolutely trampled, and our hydrangeas aren't looking so hot, so I'm going to let them go dormant before painting the shutters or foundation below.
    Next year, we're planning on working on replacing our flower beds in the front. I'll probably also be plant shopping in the spring to try to add some more curb appeal (and maybe a little less grass for @Slashaar to mow ;))

    Your grass/yard looks like ours down here in Mid-Mo -DRY and SUPER DRY! I tried to keep up with watering in August , with no rain for 5-6 weeks in Late August and September - it was all but impossible

    As long as the grass goes dormant -not DEAD, this would be OK. Overall my grass this year did better than in the past, due to a different tall fescue blend. Last fall I used a new (to me) blend called "Prime Time". This stuff held up better to the dry conditions than past fescues.
    Problem was this year when I went to buy , I was in "sticker-shock" from the prices. Due to the better seed performance I was able to do a lighter over-seeding this year. Every year I am tempted to put in s sprinkler system, but then I talk to the neighbors with ehese systems and ask them about their water bills -then I think about something else. My over-seeding this year has just now started to germinate because of the dry times. This is late in the year , but as long as it sets some roots -it will be there for me in the spring.Fall is the best time -by far, to put in new grass seed. I learned this after being here in this home for 50 years.

    We don't really put any care into our grass, we just kinda let it do its thing. That's good to know about the overseeding, though! Weve definitely thought about it before

    My thoughts too ha ha, though I did just turn a bunch of dirt and plant new grass which I got to take. My back yard was all dirt before lol. Killed my water bill too lol.

    Since fall, I've been on a bit of a (minor) home improvement kick. I've been repainting our interior from house flipper grey to something a little lighter and its brightened up the house quite a bit. I've also been putting houseplants everywhere (sorry @Slashaar) to prepare myself for a garden this summer. We've been working on our groundhog problem and will be putting in a garden bed soon. Beyond that we haven't been up to a ton quite yet.
    Hoping to get to some more serious stuff soon, like redoing our beds in the front and smashing up our patio :muscleflexing:

    3 Ground hogs in the dirt, no longer burrowing in this plane of existence. Wish they'd just go somewhere else instead of underpinning our patio and front stairs. Then I wouldn't have to kill them.
