    yeah but a house in 86 cost like $50-100k... now a house is like $250-500k for the same house and at 8%..

    If you were $10.00 an hour you were lucky.
    Banks also had tighter rules about borrowing.
    But.
    It was in the late 90s early 2000s when you started seeing TV adds for home equity lines of credit. Not to improve your home but to take a vacation, buy the toys.
    Back in 09 we refinanced when the rate was 2.9%. Lowered the payment, took 7years off and all the banker was asking, " are you sure you don't need an extra 10k?"

    My projector died a few years ago... and I just didn't have the stomach to by another one (that one was a cheapie but the one before set me back close to 10k...) Home theater/audio is a rich man/womans game. Rather go to Moab or Arkansas or where ever...

    Relentless Fab hybrid bumper, 2.5” Dobinsons IMS lift, RCI skids and sliders, block heater. Painted FJ Steelies. Was trying to keep it stock, now slowly building for the Wisconsin trails.
    Problem is the noise doesn't change with the volume pot. It's present all the time and turning the volume pot doesn't change it. I will check that to see if I can rule it out for sure. Interestingly is that the noise literally just started the other day.

    I always wanted a debilitating addiction (Audio) but sadly I don't have the constitution.
    Shortly after HS a buddy and me had a small car stereo install business we ran out of my parents garage. Through that we are able to get into the big CES show in Chicago. I got to listen to some really nice home audio systems that the higher end vendors had set up in the hotel rooms. The clarity and sound staging was incredible in those systems.

    Downside of installing car audio is it beats you up physically, and after spending hours and hours tuning systems I realized I stopped listening to music and was just listening to sound. Glad I got out of it when I did. Pretty much stopped listening to music critically entirely for about ten years.
    Nowadays I have been enjoying my simple sound system I have set up and slowly expanding my vinyl collection. The plus side is my son is also really enjoying it and has been buying his own records as well.

    I have to partially disagree with "...the sooner you get in the game, the better."

    Right now is a terrible time to buy a house, IMO. The way I see it, prices are still crazy high due to the demand over the last few years. But, higher interest rates will eventually slow down the market, and drive down prices. Eventually, interest rates will come back down (hopefully), and that's when I'm hoping to buy something. Of course, lower rates will eventually drive prices back up, so I'll have a short window to work with.

    I could all be wrong about this. I really don't follow these things as well as I should. But, this seems like the trend I've seen over the last 15 years or so. I'm happy to hear more opinions.

    I've been looking at houses in a particular area in Florida for a few years now. Not long ago, I could have bought a small house that met my criteria for under $200K, easily. Last I looked, those same houses are going for 2-3× that amount. I really hope things get better, eventually, or I'll have to figure out a different plan.

    I do agree with buying at whatever interest rate you can get, and then refinancing. That's what I did with my current 4Runner.



    I'm not sure if I qualify as "younger", but I've experienced some pretty bad interest rates myself.

    It might shock everyone to hear this, but I've made some bad financial decisions over the years (sorry if reading that caused anyone to soil themselves, but I couldn't resist).

    Back in '05 when my credit really sucked, I bought my '03 4Runner (impulse buy, BTW) for $18,xxx and traded in my '94. IIRC, the interest rate was 14.5%. I paid around $30K over the course of the loan. And, in 2014, I think my interest rate on the TC was around 12%.

    So, basically what I'm saying is that nobody should ever take financial advice from me... Ever... Unless that advice is to ask yourself WWJD (what would James do?) and then do the opposite. :anonymous:

    Whenever I see a vehicle listing like this it always confuses me. Why would you go through all that effort and money just to sell it the instant all that work is done???

    Yeah that's just crazy to me though that you finally get a vehicle like new with all that time effort and money and then you just drop it like it's hot. I mean that's almost as crazy as trading in a brand new vehicle that you only had for 9 months :anonymous::p:p

    Hah! I, after a 2 week bender went and bought a truck. Woke up a few days later and read the fine print on what I had done. The interest rate was 27%. This was in in 1994. I shit myself and traded it in immediately on a NEW 4x4 Ranger. One bad idea after another. Sure loved that Ranger though... My wife has helped my financial aptitude a lot over the past 20+ years...

    I'd argue that most of them don't want to.

    But, my point is that high prices and high interest are probably going to slow down the market eventually. If not , I'll have to go with my backup plan of living in my car when I retire.
