    A great looking morning out there!

    Already 60 headed to 75 today. Poppy went to the vet this morning & got her Fentanyl patch removed. She was very happy about that. THat thing had 12 staples in it! Now another 8 days & the stitches come out of her butt. It's getting really hard to hold her down.

    She is an English Bullydog.... But she has the "go" of a border collie.

    Out here in Middle Tennessee NE of Nashville and a New house here ranges from $350k to well over $1milion . The housing development where I live is two years old and so many issues found from sloppy construction . The day i moved in I had a issue with the sewer line blocked with construction debris which almost resulted in having a backhoe dig up my driveway

    Also two years they still haven't paved the streets . Trying to avoid manhole covers and storm drains that are 5" above grade is like driving around slalom course trying to avoid bottoming out your car

    That’s odd. Around here streets and sidewalks go in first before anything is built. Not a great idea to do it this way either - aprons have to be cut into the concrete curbs for every drive way, asphalt dug up for every water main. So you move in to a new neighborhood and the street and sidewalks have 100 patches from day 1

    The way we did it was the entire subdivision was laid out. All utilities went first. Then roads, curb and gutter, then paving. Every lot was designated left or right driveway and utilities stubs were placed accordingly. All common utilities stubs went on lot lines.
    We also used rollback curb as opposed to the high back curb, no need for cutting

    I remember working my summers with dad we owned a masonry company. We drove on the new muddy parts and they would set the cubes of brick on the paved parts. I would get us in trouble for tracking mud on the pavement with the forklift. The homeowners that were on the edge of the new construction would flip out over the mud in the road.

    Yep, frustrating. It took us years to figure out to stub the water leads over to the opposite side from the main. More money on the front end, but much better in the long run.

    Here's my street and as you can see what happens after a strong t storm dumps alot of rain onto the street . The storm drain being a few inches above grade can't keep up with heavy rainfall and the street easily will flood

    My neighbors house you can see it covering his driveway and will flood his garage

    I didn’t even get into the damage caused by heavy equipment and trucks running into curbs and things. Or marks from the tracks cutting into the asphalt when someone decided they needed to do donuts in the excavator

    At least around here there kinda strict on subdivision development. All this private development when all said and done ends up being the municipality’s problem long term. Unless it’s a private/ gated community which typically go above and beyond spec.
