    He was 10 and 1 with the kings in 2017/18 when he was Quicks back up. Paired with Rittich that's a pretty solid tandem.

    My brother went down that road. He knocked up his then girlfriend at 23 years old. He did "the right thing" and got married. Needles to say they split up as soon as the boys got old enough. You can tell it really did effect my oldest nephew listening to his parents always fighting.

    Still blows my mind that so many think this is the 'right thing'
    Just take one look around and it should be clear that 'the right thing' [almost] never ends well

    So HVAC guy came out today and said the condensation trap/pan rusted through underneath the unit and has been leaking water into the ceiling for awhile, kind of odd because there's no visible water damage to the ceiling (other than the sudden leak) like you normally see when that happens. Also a bad coil. Unit was installed in 2006 so he's recommending the whole thing get replaced rather than repaired, but that's up to the landlord. May have to cut out that section of the ceiling if it turns out to be badly damaged and to let it properly air out the water. Fun stuff

    interesting, maybe @Sperrunner can provide some insight....

    sometimes water damage can take a long time to show up, especially in a dry climate where the majority of it was probably evaporating until the pan rusted through to a point where it couldn't at a fast enough rate

    my HVAC system is over 20 years old and the last guy to look at it laughed when I asked if it was due to be replaced and told me to run it another 20. he's a buddy so inclined to trust him that they should be g2g for a while.

    yeah I was surprised when he mentioned replacing it, it was installed in 2006 so it's 'only' 18 years old. But the Googs says they last on average 15 - 25 years so who knows. Probably last a lot longer with preventative maintenance, which a rental property likely gets very little of lol.
