    OK, so, assuming there might be someone actually interested in helping a bruthah out...

    Bathroom is 93" deep x 91" wide. The sloped ceiling is 36" from the left wall (looking in) and the built-in cabinets go just shy of 60" from the doorway to the back wall at 25" deep to the side wall. The dividing wall is 30" from the right side wall at 60" from the doorway so both back corners give 34.5" of space from the back wall.

    I gotta decide today or tomorrow if I'm going to ditch the dividing wall and open up shower space for something bigger than what I assume is a max of 32" square pan with the current layout. I'm leaning towards removing the wall and grabbing a photo before selecting the shower.

    All plumbing is on the right wall, vents, water, drains. Some electrical in the dividing wall but I can handle relocating that, no big deal. Same story with the ceiling air vent, I can relocate that without too much effort but the thought is it might be OK as-is, maybe replace with one that can handle moisture but I think they are supposed to be rated for that anyway. Dunno on lighting but I can fix that too if it's too cave-like in the shower.

    Decisions to make:

    1. Keep the wall or demo it
    2. Keep the built in cabinets or remove
    3. What shower setup to get

    I'm thinking 1 - demo and 2 - keep. Then 3 I'm all up in the air.

    Those Rachio irrigation controllers are so nice! They can be controlled with your phone and I think will shut off automatically for a bit when it rains.

    How many zones do you have? The Rachio 3 (4 zone) will probably suffice. About $100 on sale now.

    It's the Rachio 3, 12 zone controller. I picked it up when it was on sale for $130.

    My old one stopped working with the rain sensor so it wouldn't shut off if it started raining. This one used weather data from Weather Underground so it knows that it's going to rain, even if it hasn't started to yet, so it won't start the sprinklers.

    If it's too windy, it won't start them.

    If your ground is very sloped it will water in phases to minimize runoff.

    Just a bunch of logical stuff that my old one can't do. :)

    Thank you for the link! I have 6 zones so I'll see if there's something between the 3 and 12 that isn't too expensive.

    Thank you kindly! Looks like it's not on sale anymore...$200 now, which isn't bad. My rain sensor has never worked, so it would be nice to have something that doesn't waste my water in the rain if I forget to go into the garage and turn them off.

    I don't have a lot of slope, but my property was designed to let water run from the backyard to the front and into the drainage system. It's pretty efficient at that and I was just thinking yesterday morning about how much water was pouring into the street while they were running. How does it know to water in phases?

    You tell it sprinkler head type, soil type and slope then the controller figures it out.

    For my clay soil with a rotor head and a slight slope, it will water zone 1 for 10 minutes and move on to zone 2. Once zone 1 has soaked in for at least 30 minutes, it will go back to water it for another 10 minutes, etc. etc. until it reaches the total watering time for each zone.

    i really liked them--used them a few times in remodels-- for a while, it was quite popular to have rooms with double sliding doors, which means the nearest light switch
    i would vote to remove the wall. it looks to me like the vanity is somewhere near 36-42", i'd consider shrinking that down to 24-36", and use the space for a slightly larger shower area.

    It'd stick out 4" more than the wall, leaving 93-48 (or call it 50) so 40+ inches for the sink, seems plenty. I'll have to measure to see if the drawers can fully open with a 34" wide shower.

    Customer: Can you please replace a few rotten trim boards around one of the decks? The 6 trim boards along the hexagonal bumpout deck/bottom of the clapboards. 5/4 stock.

    25 yr old multi Million dollar home on a private country club. No house wrap/ice & water shield or counter flashing except under the door....oops. Rot was well through the sheathing and into the framing. Rot had traveled up behind the lowest clapboard. I can't tell how low it goes.
