We bought in 2021 at nearly the peak of the market, but at 2.375% so I don't think we'll ever be able to get rid of this place.

 

I'm in the process of prepping to have my 200 square foot deck with Trex replaced under warranty. Installed 2006, 25 year warranty. Class action law suit, Trex deteriorated, long haul to get it
taken care of but worth the effort. Trex will pay for materials only. In my case appx. $2,500 for materials forTrex. Does not include demo and reinstall. Better than a poke in the eye with a sharp stick.
Whole lot of work to get ready for reinstall. 2nd story with stairs, replacing stair treads. patching support beams. Good time to repaint metal railing.

 

That's what I'm struggling with right now. My house is 3.25% bought January '22. Looking to sell soon to move to town and stand to make a really good "profit". However, even with 20% down if rates go down to say 4.5% there's still no darn way to get into something halfway decent. At a crossroads honestly...

 

Just stay where you are and wait… unless there’s a demand for you to move you’re better off staying in the long run most of the time.

Tomorrow's job is replacing about 20' of Facia at a house I worked on a few weeks back. Been way too hot to consider walking/working on asphalt shingles. Temps will be much cooler tomorrow. The challenge is access. It's a shed roof, so fairly flat and easy to work on. But it's too high to access via ladder, let alone haul tools up that way. The only reasonable access is through a small casement window. That limits what I can bring up for tools. Only need to make 8 cuts (in theory...lol). Miter saw and stand are too big to fit. Don't feel like hauling saw horses through the house. I made up these mobile cutting station blocks from some scrap 2x4 and 2x6 I had laying around. I can lay them on the roof and safely cut what I need. You can see the where the shed roof ties into the main house in pic#1 (upper left). Necessity is the mother of invention.

 

I guess you just get used to it. A few more and we will build one that we will try to stay in for awhile. We have prob done about 10 I think now.

 

Funny how that works with inflation.

 

New sprinkler controller was an easy install, but damn it was hot out there today.

Progress on the new shed. Floor in and walls up. Not sure on doors and windows yet, will cut those in later. Last pic is full of Spirit orbs.

 

no disrespect when asking this, but...why? why'd you build so many houses as oppose to building a custom one you would want to stay in? are you the contractor and making a killing on them after selling?

None taking. I work at a building supply store so I pay cost + 10 percent on my materials and a lot of my friends are in the trades and like to do the odd cash job so yes I guess I am the GC. My current house the one pictured where I changed out my fascia metal. I am into this place around $350k it is probably worth $525. Not sure if the US is the same but as long as I live in it for a year there is no capital gains. Tbh my job isn't the greatest paying $50-60k a yr so if I can turn that into $200-225k a year with little effort 90% of it is done from my desk I just go check up on things in the evening. I also love cars and seems like I go through them faster then my underwear. I am looking for land to build our long term house but will still build one a year on the side as well. I just enjoy it I help people everyday with building their houses.

I do understand it is deff not for everyone but we enjoy it. Almost as much as buying and modding our Toyota's and we all know that isn't to cheap

What's the best high strength concrete mix?

 

Front step was loose, turns out brick are not the best for footers 55 years later! I’m dreading this. Bought two 50lb bags of concrete mix, and I hope 1 is enough. It’s not the quick set stuff, so I’ll have time to mix the other if needed. We’re gonna try to pour a new footer and set the old step back on.
