    @RichochetRabbit that exemption sounds nice but depending on how November goes and all the things being tossed around to tax people I wouldn't count on that lasting too many more years it the wrong people stay in office.

    A $7.00 coffee good lord. That's crazy. Putting on credit and paying interest even more insane. Don't those people know you can make coffee at home way cheaper. I mean I love my coffees but I stick to making my French press or pour overs at home or my office. I can probably drink all week for less than one or two of those drinks made by purple or green haired batista with an Art degree. Maybe it's because I'm Gen X not gen Z or whatever.
    I do see the lines when I go part the one Starbucks over the weekend. I question who would wanna wait that long idling an engine for a coffee when I can make it in less time.
    Then we have teachers and support staff members who are paid the least that come in daily with a large dunkin ice coffee thing. Then they complain about their pay.

    ^clearly, you've never even accidentally been outside a starbucks for any length of time. the amount of money people roll up in, there's no way all those vehicles are paid off. and every one of them drops far too much for a caffeinated drink, many do it every day. i still can't figure out how they have enough time to physically go somewhere to spend that kind of money every single day...

    Yea, the only way to have really made out like a bandit on the real estate inflation was to 1) have a second home that you were able to liquidate or 2) to have had enough equity to pull out a significant amount in a home equity loan at sub 3% in 2020-2021 and toss it in the stock market.

    I know people who basically "cash flow" a level of life style that 3-6 months of unemployment will have devastating consequences. But from the outside you would think they are doing great. Financial juggling can work out great for people or completely F them in the A if something goes wrong.

    Yeah, but don't make having significant positive equity sound like its a bad thing. I own two homes free and clear and I consider the equity my long-term care insurance. If I have to pay capital gains taxes if I cash out one of them, who cares!

    Its not bad for long-term planning like that but its some of the new buyers in the last few years that seem to not understand what equity really is. Had a neighbor not understand that he could not pull >100K out of his house in a home equity loan right after buying (mortgage) for renovations because he didn't actually have more than about 30K equity. lol

    should've rolled it into the mortgage...

    i guess i've never really thought of it. can a house be put of for collateral if you have minimal equity into it like that? i would think not...

    It is called a "second mortgage". If there is enough money to eke out from equity and you have good enough credit, maybe. Do you remember the opening of Ghostbusters? Bill Murray telling one of his buddies that "everyone has a 4th mortgage these days" ...

    The problem for lenders is that the first mortgage is paid first in a sale, THEN the second mortgage, THEN the third ...

    Last week I happened to see a few minutes of QVC, I was trying to figure out why a vacum was available with 5 easy pays of $120.00? It was a Dyson, the Tesla of vacuum cleaners.

    Anyway QVC was selling Allstate branded warranty plans for their products. I found that to be amazing.

    minor tweaks
    If one has to finance the maintenance on their vehicle they can't afford it in the first place, simple as that.
    When we moved into our current home (2006) it was a new neighborhood, all the initial tax assessments were for vacant land and it took about a year for the city to adjust the values. There were 2 houses that went up for sale because the new escrow amount (about $300/mo) that was added to their monthly payments were more then they could afford. Of course back then if you could fog a mirror you could get a mortgage.

    What about those old paid off cars that have parts held on by tape & zip ties? BurningMan is going on now and there are a lot in town. :cookiemonster:
