    Good morning everyone :hattip:

    Yesterday was the longest Tuesday ever…. The Time between 8-4:30 went triply slow.

    My wife and I put a bid on a house yesterday, there’s one other party that miraculously appeared after we spent the weekend researching an undisclosed
    RIGHT OF WAY :frusty::censored::censored::censored::censored::censored::censored::censored::censored::censored::censored:. Well, at least the proprty is 17 acres and the ROW clips the corner on the opposite side of the house

    Hope it works out for you and your wife. It’s interesting how someone shows up when you’re interested in a place. It happened to us several times. We would find a place and go to make an offer, and the realtor suddenly is like, they just got a full price offer with no contingencies. We are like full price is our limit.

    I am out on the telehandler, it's at $12,600 and doesn't end until lunch(ish). I was all in at $3K :anonymous:

    Sometimes I wonder if that extra bidder that shows up out of nowhere might be slighlty fictitious for purposes of milking more cashola out of an unsuspecting person. :confused::confused::confused:

    I have to wonder the same. I put realtors in the same category as car sales people, especially the realtors we dealt with trying to sell our place.

    Slightly off topic....
    Its been 9 weeks, still haven't closed on the acre next door. We put down a little bit of money, they said they would call when the title company scheduled a closing date....crickets. i dont get it, there's nothing there but a chunk of dirt; no building, nothing to dispute...yet we wait. :confused:

    But on a brighter note:
    I nuked the huge cactus patch, threw out some bermuda seed and took some bermuda plugs from my yard and put over there.

    I think brokers, doesn’t matter if buyer or seller, will work to satisfy their customers needs up to signing the P&S. If you’re the chosen one, closing becomes paramount.

    The work you did looks good, we were super dry as well up until about a month ago.

    Collectively, we’ve closed on about 6 properties including our parents’ houses with siblings when disposing estates. Whenever possible, we try to ‘drive the bus’ with chosing our closing agent/title search. There are a lot of hacks out there the won’t actually do a title search but will carry over all that’s included in the past deed WHETHER ITS CORRECT OR NOT.

    Caveat emptor. Control what you can, don’t trust anyone. Get as much info as you can.

    In this most recent property, the disclosures still weren’t updated to show the ROW and we brought it to the realtor’s attention. We also let our title agency know should our offer be accepted.

    I tell our kids we're not going to the creek in the summer, the ticks are awful in our woods cause the weeds are about a foot tall.

    Well, Cole had a couple buddies over Sunday after church and he ask if they could go to where we been cutting trees. I said yes, no further.

    About 4:00 we needed to leave to go back to church soon so I went out and yelled for them. Nothing. I said I bet they went to the creek.

    I hopped on the 4 wheeler and rode that way, got them to the house and we left.

    I told Cole there would be consequences for his disrespect of his parents.

    That evening he and Sadie went to get ready for bed and both of them had about 30+ ticks on them.

    They been itching like crazy since.

    Last night about 9:00 they both got super tired and went to bed, earlier than usual.

    My wife and I got ready for bed and I said wonder why they're so tired?

    She said I forgot, I gave them benadryl for the itching :rofl:

    I hate it for Cole's friends, I know they had them as well and it made me feel terrible because they were on my watch at my house.

    I tell Cole all the time, play stupid games, win stupid prizes.

    Yep. The place across from us is for sale and only sign i see is right on the house for sale. Nothing on streets coming to it. And saw they dropped price $15K and still no one buying it. Its not a bad little property. Almost 4 acres but its a "moble home" but not real old (2007)

    This has been a bad year for ticks...to add to that. i walked the trail around our property and had a bunch of baby ticks on my shoes and ankles. Felt them crawling above my ankle socks but could barely see them!!! Took my shoes off and ran them over propane stove burner then threw all my clothes in laundry and took a shower.
