    Yeah the market is really in a bind right now. High interest rates make the homes less affordable, but the prices aren’t going down because people bought at inflated prices over the last few years and also don’t want to move into a new place with an 8% interest rate themselves.

    For a year and a half I made the drive from WP to the Chemical Depot far east of Pueblo. I-25 was a breeze. And there are views of the mountains in Pueblo West, as much as Peyton, or Falcon. Even East COS and Monument plus Black Forest have views on par with Pueblo West.

    When I moved to WP in 2019 I drove 4 days a week to the Depot, it was just shy of 1.5hrs one way for the commute. While there I met someone that did the drive from Divide. And for me WP was worth the drive, so it all comes down to preference and QOL. Now I only did that for a year and a half before I found a job near the Olympic training complex in Colorado Springs. From my driveway to work was about 26mins. And outside of Friday afternoon, traffic was smooth. And travel wise Penrose, and WP are about the same distance to Fort Carson, just depends on where you are working on post. But Cost of living wise Penrose will be far cheaper.

    Unpopular opinion, but I think Pueblo West has just as good, if not much better, access to the mountains than Peyton, Falcon, or even the Powers corridor.

    I would say that's accurate. The Penrose area is pretty close, as is Phantom Canyon. Also PMI (Pueblo Motorsports Park)/Honor Farm. And PW gives you faster access to the trail system in Buena Vista. I'm not trying to hype the place up.... As my obvious preference is WP. But Pueblo West, and in all honesty even Pueblo isn't that bad. Just like there are some spots in COS that aren't ideal, same goes for Pueblo. The city has poured a lot of money into the River Walk area, and has revamped some of the downtown area. Are there places to avoid? For sure, but my year and a half working down there I don't think I really found myself in those locations.

    My group tends to have pretty frequent runs. It's gotten a little bigger than I thought it would, but each time I've gone out, I've meet some solid folk.

    That about sums it up. I had to see for myself. Durango was neat for a tourist stop and the drive over on the 160 was scenic with the trees changing color. Pueblo and Cimarron Hills, lol, reminds me of Albuquerque and some parts of Las Vegas. Definitely not as many homeless or addicts, but similar vibe to it. Colorado Springs seems to improve a little as you travel up the 25 north, but I wouldn't put it on the top of my list of desirable places to move to. To each their own.

    All depends on what you are looking for. Also Colorado Springs west of I-25 is pretty nice. Is it the best place in Colorado, nope......... But the job market here is pretty good, with lots of industries here. And again if you're on the west side, you are at the foothills of the mountains for outdoor activities. I've lived up north, (near Fort Collins, and Loveland) and that area is "nicer" but job wise I don't think there are as many opportunities. But again every location comes down to your interests.
