    I like the smaller trucks, but that said, we picked up a 2019 F150 4wd with a 5.0 L for my son last year. It is so nice to be able to fit all four of us in the truck for out-of-town trips. It gets better fuel economy them my Tacoma, and it has power!

    Can someone please explain how taking, no sorry using pictures of a vehicle you don’t possess. How are they going to scam someone? Don’t tell me people are stupid enough to put a deposit or pay for something they can’t and or haven’t seen in person.
    Shit I was stupid enough to buy my 05 sight unseen during COVID. I purchased a two way flight to Portland. Then put up with all the BS of COVID. Proceeded to look her over closely once I got to see her in person. Then hand the seller a cashiers check and cash. Pay this way incase you find something that wasn’t disclosed when negotiating over the phone.

    This is still happening? I seriously doubt it. Average days on market now is 45 days in Phoenix. It is 107 days in Flagstaff.

    *Currently sitting in a house that has been on the market for 68 days, not under contract, only one lukewarm offer.

    That's what we're being told by developers/builders around Casa Grande, Eloy, Florance, AZ city, etc...

    And crews are being told similar things in buckeye and NW valley. Our outfit just got tooled up to build a whole ass new city out by white tanks. 175000 new structures is what I think we were told.

    Thinking about a Flat Fee service. Paying 3% to a realtor is a waste!
    When all they need do is list in the MSL then wait for another realtor to sell it!
    The hard part is figuring out what it’s worth without paying $400 for an appraisal.

    The only ones able to buy houses are people with cash and that’s essentially zero middle class folks, interest rates are simply too high.

    Back in 2008, the home builders ran that shit right up until they financially couldn’t. They laid off from the bottom-up until the companies collapsed. Surplus and foreclosed houses sat empty all over the valley for years as the financial system rebuilt itself and prepared to do it again. This time private equity will buy them all up for nothing and rent them back to us at an ever inflating rate.

    This general pattern has been happening since the beginning of time. When history is forgotten, it is doomed to repeat itself. Grifters gonna grift, no matter what century it is.
