Can Anyone Explain This to Me? (Mortgage Statement Discrepancy) (SOLVED)

    As with most mortgage loans, ours has been sold to Roundpoint shortly after the closing. I have contacted them two weeks ago and nothing but automated responses. We've called before and wait time could be up to two hours. (!!!!!!)

    I keep my finances to the penny. My local accounting and their records just didn't match up, and I found out why. When I account by the actual statements in PDF, the accounting is wrong. When I compare with their online transactions it becomes correct. Month after month it has been off by a few bucks, that's where the problem is.

    I looked everywhere for some "online fee" or some hidden charge, no explanation. As mentioned I contacted them a few weeks ago with this same image, no response. Next step is to report to the FCC, BBB, etc., or . . . should I contact a lawyer and sue them? This evidently has gone on for years. Is their system just effed up or have they quietly been ripping me off for years? (Office Space moment here.)

    PDF on the right, online transactions, left. This one shows only a few cents, but others up to $3.

    No, as mentioned calling them is almost as bad as calling anyone from the government, the wait time is ridiculous. :D Last time we called about something their customer service rep was clueless, but we will do so before taking other action. I just can't help thinking I'm overlooking something and it's my mistake, but it doesn't look like it.

    Seems ridiculous to come here & have us try & figure it out for you...
    You have your panties in a wad, but yet youre not willing to put in the work & actually talk to the actual mortgage bank....
    Seems really dumb, sorry...

    Patience and careful record keeping are essential. I would hold for a human for whatever time it took before talking to an attorney. Lawsuits are expensive and corporations have deep pockets.

    In any case, if you did sue you’d have to show what steps you did to rectify. Comparatively speaking, send letters via certified mail is cheap vs a lawsuit.

    Contact your state’s banking agency and see what the company is supposed to do in your state for such matters. There’s most likely an Administrative Rule they need to follow. Start writing letters citing what they’re supposed to do per state law/rule, that they’re in violation of whatever it is.

    The agency should have resources to address grievances..

    Nah, but know that there are thousands of professionals here, hoping someone might chip in with something useful they might know of. I asked Roundpoint for an answer, no response. Also note in the image, "Draft ACH." I checked my physical statements and there's no ACH draft fee. If there is one, it should be itemized on the statement and it clearly is not.

    No I don't. I asked if anyone might offer what is going on here, before calling or taking further action. Guess your answer is no and you have nothing helpful to offer. :-\


    "I will" and "should I" are two different things.

    there is an asterix at the bottom (amount may not reflect payments received). only way to figure it out as talk to someone. or perhaps your escrow is more and they have adjusted for it?

    THANK YOU. As I said earlier,
    But no one seems to get that. I totally admit I saw that and didn't think much of it because that is a hard copy statement which I interpreted as "you may have sent a check and this is before we received the check." Both of the above captures are from their website and transaction history, they should be the same.


    The escrow and taxes remain constant throughout the year, the concern is over the discrepancy in interest. I will still call them if they don't respond.

    Do you have an adjustable mortgage? if so it varies on APR and the entire loan length as well...

    No it's fixed, thanks. They regularly adjust interest and taxes and those DO vary throughout the year as the principal declines. The image above is for the same month, and all of the ones I access have the same issue - the interest differs between the transaction history and the statements.

    I had been on hold with them since the second post in this thread and had to hang up, just had a medical emergency here (not serious but have to drive.)

    Looks like it’s due on the 3rd and paid on the 1st. Interest is usually calculated daily so the amount would be slightly less.

    Overlooking that the Federal Communications Commission probably won't take your case lol....
    I would assume it has to do with timing. months with 31 days charge more interest than months with 30?

    While sitting in the doctor's office (looks like it will be two stitches) I managed to get through to Roundpoint. They are still there, going back to pick them up when the badge of I'll Never Do That Again is closed up.

    As I said earlier,
    I should have figured this out! Your post is close(est) to correct, see below . . .
    But I just didn't connect the dots. The rep was clueless as I suspected, had no answer. She asked if I wanted to escalate it and I said no because it hit me . . . got back to the computer and checked - what they do is generate the PDF for next month's billing two days after the current transaction date. So on April 1 they made the ACH draft for April, but if you go into the documents, the first PDF you look at in the documents list is for MAY even though the date in the list says April 3.

    Stupid me goes in around April 5, looks at the transactions, then looks at the first statement on the list and the interest is less because that statement is for May. Second statement is for April.

    Thank you for everyone who assisted with the question.
