    shes done! you can bring it to small claims court and have a field day with her! i have had something similar happen to me I rent out a house down in baltimore and small claims court has become my best friend over the years :). Have fun playing with this one cuz she is SCREWED. just seeing what kind of person she is though call her out if she lies in court after she swears in cuz then the case is dead. PERJURY!! these dumb irresponsible renters dont even know what that is!

    well this is up in wisconsin, not the Best area, but not terrible either...and its 350/per tennant+ 500 for my sister (she has 4 dogs and a million cats) . ideally id like 1200 for the whole house with 3 people living in it and id be making a nice buck then.

    in comparison, the house across from where i am living is being rented for $1700 and a nicer house could fetch closer to 2K. My old town used to rent townhouses for 2400/mo :eek:

I understand that, but you have to understand that i'm not just going to take your word without knowing my own indiividual rights..... would you? i'm not trying to go to court or anything else, the reason i didnt ask for my stuff back was because i was told that i wasnt getting back until i paid, and without the money why would i call you? to say hello?

    Then 4 days pass with no call.

    Saturday morning:

    Her: i talked to my mom she is going to talk to my dad who is in Iraq right now, he calls every couple days. he should be able to wire me some money to get to you. i'll let you know

    I don't know what kind of lease agreement you have your renters fill out,but I know when I was in the business,we had all kinds of small print on the contract that most renters dont read, but they sure held up in a court of law. Good luck.

    I used to own a townhouse and I rented it out to some scumbags that would not pay rent.I required a bank check from them and when they didn't pay after 2 1/2 months I pulled the front door off!!! I warned them and they paid real fast afterwards-yes in a bank check.(1995)

    UPDATE:
    I gave her a month (cause I forgot about it actually). I asked how much longer I should wait. She says she's waiting on the check to come. I said, I am giving her till next friday until I take the stuff to good-will. She says this friday she will meet me for some money....so, last night, I met her. Gave her back 2 bags of clothes for $400 cash! WOW. I was surprised. She claimed next month she would have another $400 from her dad. She was excited to get them back and seemed somewhat civil about it all. I told her I was impressed that she came through.

    She's gone but not forgotten.
    My father owns a few condos and an apartment building in New England. He's ready to dump them off (but can't because he'd lose money with market prices what they are now) because of crap like this. If a tenant wanted to they could drag this out for months and months. He's got deadbeats he can't evict until court 9 months later (meanwhile they pay nothing), has tenants that treat the place like a city dump...and if he gives them a hard time they call him at 2 in the morning to tell him a faucet is dripping.

    The company that owns the house I'm leasing to own now told me they have someone who moved into one of their houses 18 months ago and have never paid a penny...they are just now getting them into court, and if they claim they will pay within 30 days the case gets reset, they don't pay and the owners have to file yet another court case to get them out.

    Renting is too much of a PITA. When doing favors for family it gets even worse.

    i hear you. a lot of my co workers have sold their places because of the bs that goes with it. Luckily, my mom is paying for my sisters rent because she is going to school there. It's almost half of what the school charges for a small dorm. The other new tenant that moved in Jan is now paying 2 months in advance every time, so i am really happy about that as well. he claims that he will stay at least a year, maybe 2 (he is going to the school as well). It's nice to finally see some positive cash flow. Hopefully when my sister is done with school in a couple of years the market will bounce back and I will be able to make a couple bucks on the place when I Sell it.
