Landlord issues with deposit

    I usually prefer my renters to give me a written letter of notification for two reasons:

    1. I can put it in their file. (granted I guess I can just print up an email)
    2. It's in their writing. Anybody can hack an email address and write a letter. Someone did that to me canceling my car insurance before it was stolen.

    It is not your responsibility to have to work around waiting for someone to do a walk through in the upcoming weeks. If they do not make an appt with you within the 30 days of notice you will have your video recording (see why I say video it?) which will then be evidence of the condition you left the dwelling. Have a friend help you with filming will you go around pointing out issues of concern. Very important to have some sort of time stamp with another item in the back ground, such as a cell phone display (since cell phones work on global time).

    Burned out light bulbs, slight wear in walkway carpet areas (hall ways) washable marks on paint, thumbtack and nail holes used for hanging I would consider normal wear and tear, not to be deducted from deposit.

    Torn rugs, curtain/broken blinds, holes in walls or doors larger than a dime, stains that cannot be removed, broken tile, broken appliances THAT WERE NOT NOTED TO ME PRIOR to moving date, missing embellishments such as cabinet and drawer handles, neglected water leak damages THAT WERE NOT NOTED TO ME PRIOR to moving date, etc....those are examples of things I would deduct for, according to contract.

    I was thinking email since he is overseas. But I will do the email along with sending the notice to the address I believe his wife is at. I have her phone number as well so I may call her.
