    If you show the lease agreement they should let you stay until the property changes hands or needs repair. Normally you have around 90 days. I've had freinds and family that have had to do this. Just FYI incase someone runs into this.

    This has been your experience in AZ? "They" is vague, and "Normally" would suggest a law, for which I've never heard of.

    This has been a common occurrence in AZ for the past 10 years, and the only safe way I know of is to call the lender with the landlord on the line and verifying the condition of the mortgage.

    It was my experience in oregon and california. The oregon issue--My grandparents went to the courthouse/sheriff and where told that the new owner (bank) would have to file to remove the tenants because the foreclosure only lists the registered owner. The procedure takes 60 days minimum and with backlog could be more.

    In california my brother contacted the lender and was given a date 60 days beyond that of the owner and was told they would start the removal process after that date.

    My comment was for "if" you ended up that way. I agree with calling the lender precontract if that is an option. Sucks if you end up in that situation, also sucks you have to research this because it is common.

    I agree, AZ is very pro-landlord. You really have to protect yourself here.

    so now it's official! We signed docs and closed on our house here in Oro Valley!

    Still lovin it and yes:

    -love the new job, programming in Android
    -gas and food are cheap
    -the monsoons and lightning storms are awesome. I'm told I haven't seen anything yet. Bring. It. On.
    -the 2nd amendment rights are freaking AWESOME here.. heck I guess anything's better than CA. Almost done with my AR
    -the lizards dominate my backyard
    -no scorpions just yet (no thanks anyway, I'm good)
    -no tarantulas just yet (no thanks anyway, I'm really good)
    -no rattlers just yet (no thanks anyway, I'm realllly f**king good)
    -no 4x4 trips yet (WTF?)

    Some stuff here and there....
    Just stay away from the palm trees for the scorpions they love hanging out in those. Get a bug guy to come and spray around your house like once a month or every other month and that will stop them from coming inside for the most part. And there is a big trip coming up in oct. Check jeep andrews thread for details and the massive list of attendees.
    Agreed. But atleast im getting rain and monsoons up here :D

    Now I'm thinking about buying instead of renting. I'm waiting to see what kind of numbers my lawyer has for me. I'd like a small 2 or 3 bedroom house. Low crime area and a quiet neighborhood. A suburb of Phoenix? Any towns I should look at? Gilbert, Chandler, other?

    If you want to live in the east valley Gilbert and Chandler are both great areas, but also have certain neighborhoods that you probably want to avoid. When do you plan on coming out?

    Not sure. After my case is settled I'll be planning a vacation out there so I can do a little recon. But a new Tacoma is first on the list.

    As a recent import to the Verde Valley I found this hilarious.

    As a young person who likes to 4x4, Rock/Ice climb/Mountaineer, and shoot during his spare time, Verde Valley is Mecca for me. And I work in healthcare, so the economy is always good, no matter where I go.

    Happy as a peanut in a turd here ;)

    I lived in Mesa for 15 years, great places in the east valley to live
    Yeah Phoenix area is hot but at least is not humid like here in Sonora Mex, we hit +120° this summer with +70% humidity for several weeks
    I do miss the Phx area, been thinking about going back to live there once I finish my degree

    Hello all,

    Figured I'd resurrect this thread as my wife and I recently closed on a house in the booming metropolis of Benson, AZ. I'm originally from Oregon, but the Army has been sending me to southern AZ for the past 12 years and we're throwing in the towel now. SOAZ is home for the foreseeable future. I absolutely love this place.

    Weather = awesome.
    Landscape = awesome.
    Housing prices = awesome.
    Gun Rights = awesome.
    General stuff to do even if you're not in the city somewhere = awesome.
    Hunting = awesome.
    Fishing = slightly less awesome; California is not a far drive.
    Sports events = awesome

    Anyhow...figured I'd start being a more active member of TacomaWorld and seeing what my fellow Arizonans are up to. BTW - that first post with the UA, ASU and NAU co-eds...spot-on.
