    I don't think place is bad when it rains. Lots of up and down trails.
    Owner said there are no major mud holes on the true trails. Park has it's own natural drainage system.

    But, there are specific places that they have just for mud, if you want.

    Invite them all! More the merrier!

    If I can swing a new steering rack, a new ifs skid, Everrett or someone else having the time and willingness to burn some new brackets on my bumper I could possibly make it. All that shit needs to be done before Harlan or AOP anyways.

    So far, doesn't seem like anyone can make the scouting trip tomorrow. I'm gonna drink beer and float on some water in my kayak. Then friend's b-day party after that and drink more beer.

    I'll go scout the park on Sunday. Planned to install the 5100s in front, but won't have top mount stuffs until Monday at least.

    Boss/asshat has gone off the deep end. We're (seriously) thinking about having a mental inquest warrant sworn out on him. I'm off tomorrow, but have 5 of my people here on duty. I want to stay close in case he snaps. I tried to have a conversation with him a few minutes ago....He started making noises like some sort of cartoon character. He's right on the verge of a mental breakdown, possibly past that point.

    I've instructed my people to turn up the heat on him if he starts any crap with them. If he's gonna snap, let's get it going!

    So....No fun in the woods at this time.

    I appreciate that offer man!

    I'm fine where I'm at renting, love living across the street from this particular part of my family haha!

    Just more or less telling myself that I'm 30 and it's time to have a place of my own. Even if I bought/rent-to-own the place where I'm at now, I'd probably put just as much into fixing it up and making it mine as I would a $60k and less home, that's my price range where I'd feel comfortable and be able to afford fixing it up. I know I won't be 100% happy with anywhere unless it's a $150k+ home, and I can't afford that shit yet.

    The other day I did the math on the price difference between the amount I've paid to a mortgage and fixing everything thats gone wrong with my house that would not be my problem in an apartment, vs. if I had just stayed in my last apartment for the last 4 years. It was almost enough to have bought my truck in cash.

    So far the *only* thing I like about having a house is not having to listen to my neighbors fuck. But it's an INVESTMENT! Yeah, that I won't start seeing shit from until I'm 40.

    If I were to buy this place I'm currently at:

    Driveway needs repair, 20yr old landscaping timbers falling apart, gravel has reached a plateau. Gravel to pavement or concrete, and larger to fit 2 vehicles SxS and 2 vehicles deep at minimum. Possible extension into backyard. $5,000 best case scenario

    Garage to be built in backyard. 2 car, if not VERY large 1 car. Tall enough for a lifted Tacoma to be in the air at least a few feet, enough floor space to have 3' minimum around truck, space for a 8'x4' work bench, 2 or 4 post lift. On a concrete slab. With driveway to it. $10,000 best case without the lift

    Underpinning of the trailer needs redone badly. Been eaten by weedeaters over the last 20 years, it's vinyl. Critters get in under there and Polly wants them all to die! $cost unknown

    New HVAC, because it's again 20 years old also. $5000 and that's very conservative.

    Paint throughout. Inside (sucks, if you've ever painted walls in a mobile home, you know why! they thirsty!) and outside (because it just needs refreshed) $1000

    New electric oven/range. Oven cooks at a solid 50°+ higher than it's set to. Always has. I like digital. $500

    That sounds like a mess lol. Same with the place I am currently renting (my oven is the same way! 285=350). Awesome spot...great neighbors, ect... Thing is falling apart but its from like 1912 so I guess that is to be expected.

    $10K for a garage is really best case. We just had a client price a 28x40 for an RV and it was like $20K w/o concrete. $30K with. Yikes.

    Far as the garage, I quoted low because a lot of work would get done by myself. It would just take forever lol!

    It's not much of a mess, just older and needs a refresh. Which is what I'd get if I went to a house, too. So it's pretty much even steven either way

    After owning 7 houses (counting 5 rentals we own) there is NOTHING like "NEW". If I was buying, I'd take a smaller new home over a much larger but older home in a heartbeat. With new you get a few years where there's not much that HAS to be done. Then it's just upkeep. Once a house hits 15 or 20 years old, it never ends...

    My garage is 32' wide and 36' deep. But it has 2 narrow doors (7') that are close to outside walls. (ie, no room to work on wall side at each door. Previous owner also built a loft over most of it. Not much head room. I can jack the truck up about 18" off the tires, but that's it. Probably enough anyway....
