    Yeah I’ve been blown up a couple times and had a nice fall from a rappel tower when I was a drill sergeant. Hopefully Uncle Sam will take care of me when the Army decides to get rid of me.

    thanks for the support man! Yeah this line of work tends to lead to that. I haven’t really found anything else that works. Physical therapy was a joke, and the chiropractor didn’t do anything either.

    save more than you intend to put down. be willing to put some work into the property instead of buying exactly what you're looking for in new remodeled form(pro remodelers generally cut corners to bring to market) and the deals will be more in your favor, watch the market, figure out your list of do's/don'ts in terms of features/layout.

    yea, that's a good start.

    My dad owned a remodeling business for 40 years and that’s where I cut my teeth. A fixer upper is the plan, but with the DFW market the way it is… those are still incredibly inflated. I’d like to never sell and collect rental properties over time.

    'inflated' is almost too vague of a term for what the markets doing right now. the 'experts' are calling for a bust soon, but i really doubt it's going to happen within the next 5 years.

    I got lucky and bought a house from people I knew who were moving out of state. So no real estate agents involved.

    I’ll never use a real estate agent if I can get away with it. Definitely won’t pay one.

    Used a local title company and finance company and they took care of everything.

    Prior to buying our house we used a friend (real estate agent) to sell our old house got raked IMO.

    I have a few close friends who are agents. We’ve discussed cash under the table for their help when the time comes, but not much I can do about a seller’s agent?
