    That there is. Mind you they bought their first home 40 plus years ago and times have changed.

    I wasn't around, but I know they had a large down payment on their first home..just saved aggressively and didn't spend a dime they didn't have to.

    I didn't know you could do a rapid rescore, but then I've never tried to buy a house over $1M, lol. We purposely stayed under the $424K conforming limit on our current home, but we were buying before selling our previous home and it would have been tough to qualify for more. Pool construction starts third week of July :woot:

    When we moved into our house we had two house payments for about six months and it sucked. We financed for 30 years but for the last five years I've doubled my payments. We've lived in this house for 13 years and we don't owe very much at all. So when we sell it we stand to make a good profit. Add to that, where we live is a very desirable neighborhood so we'll take that money to Colorado and buy something MUCH smaller than we have now.

    I don't know why I didn't do this sooner but I just started on Apple Music. I've downloaded so many albums that I'll never run out of music to listen to. I even found the CD from the Pearl Jam concert we went to on June 10th 2003. During that tour they recorded every single concert and put them into disc form. After the concert they sent me a link to the MP3 version of the concert and a few weeks later I received the actual CD from that concert. That's how good they are to their fans.

    But Apple Music is the shit. I just bluetooth it to my car and I've got thousands of songs to listen too. I'll never run out of music.

    I went 30 years. Had 20% as a gift of equity so no PMI. I refinanced a few years later and cashed in most of my equity to do some work on the house that I couldn't do myself, go hit with PMI but I got a much better rate all in all than the 6.25 I started at.

    My base mortgage is about 900 a month and I aggressively throw another 300-400 on top of that every month. Besides the obvious benefit of paying it off faster in terms of less debt, my wife is older than me and without 2 incomes it's not really feasible once she retires to keep the house here if we still have a mortgage.

    I'm still CD only. I own 2 discs that started as digital download, only because they weren't distributed in physical format at that time.

    When we moved into the house we got our interest rate at 2.9%. This was before the housing market bubble in 2008. I've no idea what the interest rates are now for new houses. Our mortgage is $1464 and I've been doubling that for the last five years. Our house payment isn't bad considering how big the house is and how it was built. We moved to a smaller city about 25 miles outside of the main city and if we were to try to buy our same house in the city it would have been around $800k plus the school district up there is shit.

    After we got our taxes done this year I'm not really sure what we are going to do once we move to Colorado since itemization is pretty much done and we have a lot of shit to itemize. If it's to the point of not being able to itemize and not being able to take off your mortgage interest we may just rent a really nice apartment once we get out there. There of course pros and cons to this line of thinking. The pros are the insurance is basically non existent since you only have to carry renters insurance. If something breaks I don't have to fix it. And if we get tired of living in one spot after a few years we can move without all the hassle of selling a house. The cons are living in the same buildings with neighbors... but I'm not sure I can completely call that a con since we were looking into getting a townhouse anyway. The other con that I'll have to do some more research into is capital gains from the sell of our house. If I'm not mistaken, once you live in a house for 3 (5 years?) then you don't pay capital gains but I could be dramatically mistaken.

    We still haven't decided on what we are going to do but I'm paying almost $3k each month by paying double on our house each year for the last five years. We've looked at some ungodly nice apartments with mountain views and the most expensive one we've found is $2200 with a dog park, pool, gym, etc...

    I have about 14,000 songs stored on a hard drive but putting all that on a thumb drive isn't feasible. A buddy of mine talked me into trying it and it's just fucking awesome downloading whatever you want. I've just been downloading full albums from everyone that I can think of just because I can. Well worth the $14 per month for the family plan.

    I have roughly 1200 square, half an acre. South Shore of Massachusetts. The 6.5 rate was a first time buyer thing back in 2004. Presently I think it's 3.5 or 3.25, I forget. That said, housing in general is insane here. Even to rent a 2 bedroom apartment is going to run 1400 unless you're in a high crime area..and I couldn't even rent in Boston. Schools in my town are decent, but not a selling point for us. We did just build a huge new 7-12th grade school.

    The capital gains thing..this was 20 years ago, AND it was in MA so I'm not sure if it was just here, but my parents didn't have to pay capital gains. My father had mentioned something about it being a one-time exception to the rule because they sold their primary residence to downsize. That said, please don't take that as gospel for those reasons I mentioned initially.

    Townhouse living is not for everyone. My folks moved into one 8 years ago, my dad HATES it. Besides the obvious reasons you mentioned, he can't stand the condo board mentality..most of them just like to feel important and in authority. That and another unit on his part needed a roof, so he got hit with an abatement for about 3 grand. While it's true he also got reroofed, he didn't need it and still had to pay. My mom misses being able to garden and feed the birds too.

    My ultimate plan is to move south. Right now I could buy 2 of the same size houses there with my equity. Plus the winters here SUCK.

    Regarding digital music, where else besides iTunes can one buy music in that format? There are a few songs I wouldn't mind having that aren't in physical..some of them I don't even think can be bought.
