    Words of wisdom right there. I would like to have a little more ground. Of course I didn't anticipate having 3 rigs, a boat, a utility trailer, a hot dog trailer and 3 motorcycles.

    Being in construction for 20+ years I know people
    And elbow grease is no problem. My parents remodeled the house I grew up in over the years. Plenty of time helping with those projects. And I worked with Habitat for Humanity years ago. And when I was married and in AK we finished off the place we were living in there. So at one time or another I’ve hung dry wall, mud and tape, framed, soldered plumbing, hung cabinets, laid tile… I’m no Bob Vila but I know a few things.
    camper would be an option if it wasn’t winter. And worst case scenario I sell the truck and camper to add the proceeds to my down payment fund to expand my budget and search options. Not super thrilled about that but if it’s the only way then I have to do it.

    I wouldn't sell anything like that. You'll just regret it later. You're still going to wanna camp and you probably are already well qualified, now it's a matter of price and location. Use your G.I. loan, get a no-no.

    All great advice from everyone. Maybe consider buying just land and building. You could rent a trailer or live in a camper for quite a while while building.
    Also, check rates from multiple lenders and ask if there are any rate discounts for auto pay, or having an investment account, etc,

    Great plan. I used a VA loan and abought a long vacant condo in 2010. Dumped a lot of effort into it. They are selling for nearly 3x what I paid now, and I couldn’t rent anything decent for my payment. Should be paid off in 5 more years, to coincide with my retirement. (Hopefully!)

    absolutely.

    no matter how good you do it...... there are always things you could/would/should do differently.

    got great kids, respectful, all work, pay bills & so what they are supposed to.
    yes im a 3x girldad & sooooo many things i wish could do over.

    just remember: wishing you could do better or different, doesnt mean you did anything wrong. experience is still the best teacher.

    It sounds like you're starting off in the right direction- getting prequalified. You won't get sidetracked with realtors trying to show you things that you can't afford. A few things I learned when I got my hut a few years ago- I was qualified for more then what I ended up borrowing for the house that I got. It saved me when I lost my job 2 years ago, as my mortgage is way less then any apartment rent ( close to where I used to work ). Look for a foreclosure, lots of potential for a cheaper buy in and faster build up of equality. I did what Andy suggested to you. I used my VA benefits to help reduce the closing costs, but it also hampered me as many of the houses that I wanted to get would not have passed the VA inspection process, so if You have preapproval for a conventional loan, you will have more opportunities to get a 'decent' foreclosure property.
