    I had thought of trying to sell and see if the VA would accept a short sale... but the house is in kind of bad shape for being less than 20 years old. The roof is shot and leaks when it rains, needs a full replacement, all 3 HVAC units are pretty much in need of replacement, one of them is entirely dead and completely non-functional, Quite a few electrical outlets in the house/garage have never worked. This house/property is probably in the top 5% of the price range for this part of Kentucky, so I am not sure very many people that could afford it, would be interested. I never expected to end up in this situation when we bought it a couple years ago, but here we are. From what the bankruptcy attorney told us, the advantage of surrendering the house (letting it go into foreclosure) is that the lender would not be able to come back on us and sue for the difference between what we owe, and whatever they will be able to sell it at auction for. Apparently here in KY, that is allowed (if not part of a bankruptcy). I lost my fist home to foreclosure in California in 2014 due to these exact same circumstances (extended unemployment, exhausted all savings), that lended never came after me for the ~$70,000 loss they took. I got several short sale offers, even within $10K of what I owed, the bank declined all offers, and so eventually foreclosed and lost $70K.

    Thank you. We'll get through this, since we have my in-laws nearby to move in with for a bit.
