Oh, and the 480 was direct buried 12/2 romex...no conduit. Didn't find that out til I started exposing the underside of the foundation where everything went into the building. Had I known that little tid-bit I would have killed the power.

Yes, and it's stepped down in some of the buildings for power to the camp host sites. One problem we just figured out is the run is so long that #12 is way too small. By the time it gets to the host sites it's just barely a 30 amp line. So, if the hand dryers in the site bathrooms are on ans the camp host has his air conditioner running 40' away, it's throwing breakers. We're going to take this opportunity to drop some empty conduit in the ditch so when we pull some 10, or possibly 8, through to replace the 12, we won't have that huge drop.

The 480 was the thing to do back in the 80's when this stuff was all put in. We're slowly phasing all that out, using solar parking lot lights and getting get it swapped to 220 to the buildings.

...but we do have an aeration pump on a septic pond that's 208 amp and I don't know how all that steps and converts, but I understand we need the 480 for that to work also.

Yeah #12 is way undersized for a feeder. That is typically used for branch circuits. It really sounds like some calculations need to be done for voltage drop and loads. Maybe reconfigure the system to relocate xfmrs(transformers) and run proper feeders and services to the cabins. One other thing that might want to be looked at are the grounding systems to the cabins. I may may be off base but those are just a couple of items I'd look at. No one wants an injured or dead camper, it ruins all the fun times.
