    I’d still be more accurate than some of the bozo’s I heard about and worked with.

    I can understand what you're saying.
    1. I told my neighbor, the contractor that I help out from time to time, to put us in his schedule to remodel our bathroom. That was back in January.
    2. I had a roofer here to look at some problems I having on my 3 year old roof. That was back in March.
    3. I had Black Top guy here for estimate for driveway. That was back in August
    4. In August I called a electricton, it was 4 weeks before he was able to come over. Still waiting for estimate to come in mail.

    I have had no issues.

    3 years and we aren't half way through with a 495 sq ft addition.

    Nope no issues at all.

    Latest, they got the slab poured and the walls up, but the inspector wants the rest of the patio removed because the slab is even with the house. I didn't do that and I am glad it has to be done but it has to be broken and hauled out by hand $$$.
    Then we found the architect didn't include the engineering or the connectors for the trusses.
    How does an architect not include that?
    So now we have more drawings to wait for, then get permits from the city...we know how smoothly that goes.

    Bud have you considered just selling it out the way it is and moving somewhere else and start from scratch ? At this rate you will be collecting social security before you get to enjoy this addition :{

    Problem has always been that before we sell we would have to fix stuff, so might as well do this work.

    Same situation here.

    Local plumber grew up next door, he is my age. Have used him a few times rates are reasonable, so to speak, but he doesn't always decide to work. Had a leaky outside hose faucet and asked him to do it no response. Finally asked a friend of mine that retired from maintenance where I work and does great work. He switched it over to a frost free bib and wouldn't take any money for it.

    He is bored in retirement and does a few jobs here and there mainly under the table. Even drive your grain wagon for you. Month ago asked the local plumber if he could take a look at one of my leaking lines that I have patched and have it replaced correctly. He finally came over but mainly to talk about selling his parents house now that one died and the other is in assisted living. He was complaining that he asked for a quote on the septic system which needs to be replaced back in August but still hasn't got a quote. I haven't heard back from him either. I'm going to call my friend again and if he won't take any money I will at least offer to pay for his meal and a few beers next time we head out.

    Last year when I needed a new well pump I had one old guy come over he stood on top of the pit never went down in, started complaining about all the things that could go wrong and got in his truck and left. WTF?!?
    BTW not a single thing that he complained about actually happened! And the guys that got the job were paid in cash with a nice tip!
