It is right where the flat roof flows over onto the teracotta tile. The entire flat roof looks shot based on the other leakie areas as well. I am hoping that it may still have some warranty left, but I'm not that lucky as a rule...

 

I hear you on the luck :{ Well You can join me in a metal roof come spring then the next time it needs anything you won't care or be aware :}

I would love to metal roof this and get away from the flat roof entirely, however I just don't think we can do that due to the pitch..

 

I hope your luck is better than mine. My 3 1/2 year old roof needs work. The contractor that put it on has gone out of business. I had another contractor look at it, never heard back from him.

 

Need a lot more than that but your on the right track..

Evening Everyone !!!

Busy afternoon , took the tree down and put it away and also did a mini field day on my place .Was going to take down the outside Christmas lights but didn't want to go outside in 35° temps !!

 

Do you still use the stock WSM door?

 

Just trying to broaden their horizons. They have been in salt water all their life.

 

We took our tree down today also. I will get to the outside lights later this week when it warms up to 35 degrees.
