    Evening all:
About time you got back to us MQQSE, how's it going and miss your posts.

Recently saw an article about real estate in the Poconos of Pa, it stated that on average they had 30 homes listed in the one big development, now it's down to maybe 3. Also mentioned that prices are at a premium, and people are willing to pay the premium and even more, definitely a sellers market.

<INSERT DIRTY WORD HERE> Last night's high winds brought down a pine that dates back to the early 60s....and placed it on Lynn's greenhouse. I initially thought it was mostly broken glass in a skylight and windows, but after some of the branches were cut away and I got a better look inside, there's some definite structural damage and a pretty good forward lean from the weight. Wating to hear back from my insurance company.

MQQSE! How goes everything in the frozen north!

Sorry to see that damage Mark, not a good way to wake up. :(

wife’s son in law does home inspections in MD. He said there is a huge demand for housing right now. A house he knows of went on the market at $650k, sold for $750k! Cities are emptying out it seems.

Sorry to see that Mark, time to do an inventory of any tree that can do damage to a structure and eliminate them if possible.
I need to remove part of a big maple that "WILL" eventually break off and hit the house, was going to get to it this winter but got put on hold because of the snow.

Dave! We are all well considering 2020 and all the joy it brought.

Friend at work will be PCSing in June and looking at / bidding on houses. They bid $5K over asking and assumed all closing costs in their bid...folks that got it went $10K over.

Dang, I got to catch up!

On to Toyota subjects; I get to take the RAV4 to South Austin Auto Nation Toyota tomorrow.....
I got a non-recall notice months back about a problem it DOES have. Fuel fill does not register as full, and shut off pump.
Finally got around to the FIRST comp service at SM Toyota. "Not a recall, can't help you, drive better for fuel mileage".
On the phone this past week with "Engagement" people after an email... There is a CSB on that topic, and a dealer fix. They made me a contact, and the Auto Nation dealer actually called to confirm.
Told me it will take some hours, and made the appointment no issue.

And San Marcos. Never heard of the CSB.....

 I've got 7 decent sized oaks around my house and any one of them would destroy my house if they fell the right way.... LOVE my shade too much to drop them. I'll take the risk :notsure:

Not my first rodeo Sir. I've been sitting on the porch steps fetching cold snacks for a long while. But I'll respect my elders and fill the coolers.

Nice to meet you Kurt, I'm Rob.

Not far from it ... my goal here is to be mentored to be a Cool Old Dude someday.

Basically, I wanna be like Ken . ;)
