Anyone refi guys here, question on rates

    Heya,

    we have a single family house that’s worth 600k maybe 650 and owe 380 on it.

    we have a 15yr already that we did last year. But the rates appear to be awesome.

    wife and is credit are 791,797 and no debt other than the house.

    what’s the going 15yr fixed rates right now?

    And last, I remember when we refi’d last year, the fees etc seemed like a huge 3 card monte game. No matter how many different contract updates they sent, all the numbers for fees etc would change but the final number always stayed the same. Just shady...

    We spoke to one lender through Charles Schwab and he was talking about the fees only being 1600 if we needed an appraisal but 1200 if we didn’t because one was done last year and it was a Fannie loan... or soemthing.

    but on the only email hinted at the loan amount, it wasn’t 383K,
    it was 390 or 394.

    I didn’t worry at the time because we aren’t signing anything and I was in the middle of 100 other more important things.

    but 1200 and 11k are two different things.

    we always do escrow accts for taxes and insurance... yea yea... but the peace of mind is worth it to me.

    And the escrow just paid the insurance not two weeks ago.

    so unless that 11k is property tax and insurance for a year... plus the 1200... it is still about $2k high.

    i think 15yr fixed is about 2.75 atm, i've been looking to refi my 30yr 4.125 but rates and fees are making me wait.

    I didn't do 15 yr I did 30 but we went from 4.875 to 3.45 on that 30 yr. In the process of closing on it now. This was with Santander bank.

    Charles Schwab says they can do 2.35 on a 15yr
    The 30 day lock goes up oct 13... so we started paperwork last week. Just waiting to see how it all turns out.

    I hate how “Covid” is the new excuse for paperwork delays.
