    Thats weird to me, never heard of the PRV being buried. Around here they are normally right by the water meter inside the house. I would think it it is close to there, cause the point is to reduce the pressure to the whole house. So it is placed where the water comes in. So thinking that way, it would have to be close to your meter somewhere, and if pressure is ok at meter, then guess its time to follow the pipe off the meter.

    I can see a drip coming from the bottom of the unit (it's sitting on some bricks :rolleyes:). Definitely not coming from the drain valve or the pressure release.

    I'm not going to be able to hang out and chat on this one until much later tonite but if I read this correctly, the pressure was checked at the meter? How was this done exactly? Did they remove the meter and check the incoming pressure after the angle-stop valve?

    Just to be clear because a lot of folks confuse this one:

    Pressure (PSI), is the amount of pressure that is pushing the water through the pipes. There is static pressure (Where no water is actually moving through the pipes), and Dynamic (measured while water is moving through the pipes).

    Flow, (defined as gallons per minute or GPM), is the amount of water moving through the pipe.

    So if the static pressure was measured at the meter and then at the house, what are the two numbers they got? The most common way to measure house pressure is at a hose bib.

    If a pipe is restricted (damaged but not leaking), or is restricted with smaller diameter pipe, there will be no change in static pressure, it will read the same from after the meter clean through to the back yard. Are you confusing what you think is a lack of pressure with what is actually a lack of flow?

    Usually plumbing codes out here put the prv on at the house where the main comes in.

    My house is purely electric. No gas lines, even in the street. The one that is there is a Kenmore and lasted about 16 years, seems pretty good. :notsure:
    Still runs fine and provides good heat, enough to take a shower with a washer going. Looks like it was a "10 year" unit (had a 10 year warranty).

    The meter is by the street.
    The only thing between the meter and PRV is straight 1" pipe.
    The PRV and homeowner shutoff valve are accessible near house in a ground box.

    I'm just saying that's how it is around here and I had the same problem of not knowing where it was. I figure his would be similar to mine since we're in similar climates.

    Interesting, I guess cause the warmer climate. Never heard of a meter being by the street. our water comes in below the frost line, and meter is in basement of house, right where the water comes in.

    Well not my money (only been in the house 2.5 years) but yeah. And I do have well water although it's good enough I only need a sediment filter, but still I know it's rough on heaters/pipes. The previous owner swapped almost all of the plumbing out for cpvc, just a few bits left in the walls and for the outside hose spigots which is nice.

    Yes, I live in the boonies, I have a cesspool. Only thing running down our street is electric and cable/phone lines, all of which are buried.

    The house is 15 years old.

    Three different plumbers said its a pressure issue. They all said its half of what it should be. They measure it on my side of the meter (which was ok) and the hose outlet (which was half the pressure).
