    Texas and California are soon to be besties. :D California has "Prop 13" which deeply reduces property tax, Texas does not limit property tax (as I understand it). That is probably what he was wondering about. My sister visited Texas to look into retire there and decided against it cause she didn't want her property tax to spike without limits.

    The limits are how high they can raise them each year. Currently, the tax percentage raise limit is about to be reduced even further, preventing large increases in property tax.

    That's because the limits are about to go down, so cities are trying to max out their property tax increases as much as possible before they get restricted.

    That is great! Prior to Prop 13 in California people (tending to be older, retired, fixed income and living in areas that had huge property value increases) could not afford their property tax increases and would have to sell and move out of their home that they sometimes lived in for many, many decades. Not good. In California, property tax, based on the value of the property, can not increase more than 2% per year. I have a second home that was left to me from my mothers estate that was purchased in 1974. I pay about $210 a year in property tax. Property tax does get "reset" at the high level when you sell the property.

    I'm glad to see Texas going that way.

    Dang. Im here in south Austin and every little house is getting bought up and remodeled in my old neighborhood. Some are nicer than others but in the same neighborhood is such a diverse group of families. See all kinds of things.

    yeah there were some nice subdivisions out there. it was an older community but it was kept well done. felt bad for the dude..

    That's the rate, which is only one of the two levers for the final bill. A rate of 3.5%, and an appraisal jump of 10%, which is the max YOY here in Texas, is still pretty high. California's Prop 13 limited the appraisal jump to no more than 2% a year. I hired 5 Stone Property Tax Service this year to fight for me, and they not only were able to give Wilco a big FU to their appraisal hike of $59K, but they actually reduced the value by $1k, compared to last year. It saved me $1,600 in property taxes, or $960, after I paid 5 Stone their 40% cut. It's all a scam.

    You're welcome. Politicians talk out of both sides of their :censored: on that one, always bragging about freezing or dropping rates, but never talking about appraisals.

    Rates * appraised value = tax bill, and it's the tax bill that we pay, and therefore should be concerned about.
