    Good move calling the actual agency. I’ve owned a few homes and carries different insurers over the years. Never had this happen. Is your home different from those in the community? Any major remodel or permitted work done recently? History of filing claims? Just thinking out loud here, no need to answer.

    Most of the time these are basic inspections, and would say a visual from the sidewalk. My last house was in the city and I received a notice by mail to trim some trees and remove some close to the foundation. There was a timeline (12 months, so reasonable) to get this completed.

    In higher risk areas like where I live (county, no fire hydrants, heavily wooded) there is a pretty good chance of having an inspection for insurability.

    I asked why two identically sized houses but different design differed so much in monthly cost. This is what increases premiums per USAA:

    - Wood fire places vs gas

    - basements vs single level living

    - Garages that have living space above them.

    - Roof material.

    - Landscaping/Fire mitigation

    The difference in my home vs some of the others we looked at in the area was over 200.00 per month difference to our current premium. (128.00 is our premium)

    These two homes were a good example. One had a metal roof and wood burning fireplace and the other had a tile roof. Both were over 275.00 per month to insure.

    Speaking of suspension stuff, anyone happen to know the motion ratio for the front of 05-current Tacomas?

    I saw 1.83 and I’ve also seen 1.77 and 2.00 so I am a bit confused. Just trying to work out some numbers to get my suspension dialed in. I need to make a few tweaks to the front to match the tuned rear shocks I have waiting to go on.

    How bad are they saying the rain will be?

    I read it's only supposed to be about a quarter inch in some areas, but looking at the satellite view looks like the whole state will be having rain Friday night?

    Think I'm gonna still try for this weekend, guess if it gets too bad we'll head home a day early lol

    I understand the reason for needing it. Its odd that I would not be contacted by my insurance, I was contacted by a random person saying they needed to inspect my home. No company name, no professional atmosphere in the voicemail they left, at all. I had to call my insurance company to verify, thats not ok. Whats even more odd is that they would underwrite a policy without having done the inspection at the time I purchased the home.

    If it rains the campsite will definitely be empty, so theres that ha.

    I agree it’s weird. Personally, that’s putting people (employees) at risk with conflict and pet attacks.

    I should have posted this was more for general information on why and how costs escalate.

    so i’m looking at buying a new house this year. budget is $225k based off my needs. was looking in maricopa but i would prefer not to be way out there as i work near the airport. i noticed house prices in “south phx or south mtn” were pretty low as well, but i have no idea what this area is like. any thoughts?

    depending on the actual neighborhood some areas can be pretty sketchy, but then again all depends on your level of comfort or what you are looking at in terms of environment/family factors. You would be much closer to the Phx Metro area whereas in the 'Copa you'd likely have a much quieter neighborhood, but then you have the tradeoff with the commute.

    If you need help with the financing side I can connect you with some really good folks. I'm not on the sales side, but I've been in the mortgage field for a long time and am happy to help however I can.

    I live in Deer Valley which is north phoenix by the 101/17 interchange. I really like it, not the fanciest place in the world but WAY better than south phoenix/south mountain. Its blue collar/working class, most of my neighbors own their homes and are older/retired. Theres a really great hospital and decent schools close by. There are a number of large businesses close also that will always help values; Deer Valley Hospital/DVT airport/Honeywell/Petsmart world headquarters all within 2 miles, USAA and Gore just a few miles farther north. I paid $220,000 18 months ago. Comps in my hood are now selling for $250-270 which is a great increase in only 18 months. I have a 3/2 with a pool/garage/nice 9000sq/ft yard etc. If you can squeeze into a 2/1 you can easily get a place here for your budget. There are also some fixer uppers still available too, if you are into a DIY project. The house next door to me is a 3/2 with a pool and garage that needed work and it sold for $200 a couple months ago. Do you have a realtor? I can give you an incredible referral. Ive already had someone from TW use my agent to buy a house so they would surely vouch for me/her ha.

    edit:just realized you work by the airport so my hood might be too far for you

    How the general area is. Retirement wise. AZ, UT, ID are spots for the summer. Some of the issues with 2A has me concerned.

    Gotcha. It’s a great area. Similar to Flagstaff which is where I’m at, just with even more of a small town feel. Big Mormon community out there though which can be a little different. Highs will be in the low to mid 80’s in the summer but generally keep it in the high 70’s low 80’s. As far as 2A goes AZ is hard to beat. Not sure what their emissions testing/ requirements are out there as there are a few spots in AZ that have testing. Not sure if that’s a concern for you or if you’d just leave things registered elsewhere.

    Small town feel is what I’m after. Emissions doesn’t matter, but it would be nice to not have annual diesel testing.

    Not completely sure where
    “Permanent” residency will be had, but it sure won’t be the current state.

    @Das it mang Enough for me to say fuck it and just do some preventive maintenance on the taco haha.

    @ColoradoTJ Are you looking for land? If so Snowflake is pretty cheap, but it is ugly as fuck. If you're just looking for a cooler place, and don't need land you could do Eagar/Springerville. You'll be closer to the mountains/trails etc.

    Hell, I’m just not staying in CO. It’s just been getting so expensive here, I’m not sure how young adults just starting out make it.
