    In the winter Flaggers be like “I wouldn’t bother it’s freezing and there’s gonna be snow” and in the summer they be like “its supposed to be 93-95 here in Flagstaff so not any cooler.”… I’m starting to see a pattern.

    That seems like a crazy price for a relatively small house/land is it not very rural? I would have expected it to be half that price maybe I'm really far off but that seems crazy

    Mostly this and the Yellowstone effect

    Even in AZ slightly larger 2200-2400 sq foot on 2 acres we looked at up in Prescott Valley was north of 800k

    I'm routing for a crash personally and/or the Cafugees figure out winter in MT is hard and flee.

    Just left the dmv and goddamn, registration fees here are stupid. $450 for one year for the tundra. It was $50 a year in Va.

    Like Seattle, you have to pay for the dam monorail within certain city zips. Was $900 for our two vehicles so we changed the address to out of city and it was less than $200!

    Its prorated though, the longer you keep the car the cheaper it gets until it bottoms out really cheep after like 5 years or so. Also everything else is so cheap in AZ its hard to complain about one thing being expensive.

    I should’ve done the same and probably could’ve gotten away with it because my wife is active duty and we’re here on orders. I’m switching residency to az though to make tax season easier.

    Crash is fine, if you have cash. If not, the investors/corporations will gobble up properties and we'll be even more fucked in the future. Just like after 08, and after the pandemic.

    A crash is inevitable. I have been watching foreclosures in AZ and they are on the rise. I made an offer on 5 acres near marana (yea, I know). It had septic and power and a fence for 20K. I did not win the bid. There will be more deals. There are a bunch of people on here that drive 50k+ vehicles that should sell and wait for these deals but they probably have huge loans on them. This will be a twice in a lifetime opportunity, 2010 was the first.

    I hope so we bought our condo after the 09 debacle did well on it and no plans to sell. Based on our mortgage and rental value this place is a rental goldmine. I'm just hoping the timing is right. Working towards a big promotion at work if that happens before a crash we'll be well positioned to strike when the getting is good.

    The where part is still up in the air. Wife not a huge fan of the cold MT/ID/UT are my top 3 but we both also like the Prescott valley area a lot. Specifically a little area where 89a comes down off mingus into the valley. Reminds me a bit of Wyoming. It's also kinda the happy medium on climate. Still too hot for me but better than PHX

    I have been looking up there too. And that is the plan I am currently waiting for too. Once they figure out they are stuck in their houses all winter and dont like to shovel snow I am hoping to pick up a nice place on the cheaper side and let them take a hit on how much they spent.
