    Not sure yet, depends on whether or not the seller accepts our offer on the other house. CoE on the one we put the in offer on, is the same day of CoE on our house, so if both deals go through on schedule, we'll get our keys on the same day the buyer gets ours. We'll just have to store our crap somewhere for <1 week. But it all depends. I've got a good feeling but you never know.

    Thanks. Gilbert, actually. We were looking at new builds in Chandler but didn't want the cost or headaches associated with it. I found a slightly smaller, single story house with the right kind of floor plan, garage space, storage, location, schools, etc. so I'm hoping they take our offer. We'd be under budget with this house, but it has ugly paint, light fixtures, and ceiling fans that we will want to replace ASAP. It needs re-landscaped in the back, a fridge and the previous owner, for whatever reason, had two different colors of kitchen cabinets installed. o_O But it's got it where it counts, and if we can snag it for a good price then we'll be in great shape and be able to make it our own pretty easily and inexpensively. And it's 3 minutes from the 202, so it will easily shave 20-25 minutes from our commute each way.

    Worst part is going to be finding a new sitter as good as our old one in Maricopa, she has been awesome with the kiddo.

    Sounds like a good plan man! Hopefully it works out. Almost better to be under budget and have some cash to make it the way you want it.

    I appreciate that, and may take you up on it when we start painting! The landscaping I will probably pay to have done, since we're going to essentially tear everything out and start over. I'd like to extend the patio out into what is now a grass area, put a pergola on that, and then artificial turf in a blob around it.

    They aren't saying what will be there, but I would guess that those won't be on sale. I'm guessing it will be more one off items and things that were special ordered and never bought, or possibly used parts.
