    Well something my dad told me compared to 2008 is that the banks aren’t doing “stupid” loans yet. He was telling me that banks back then were just approving anyone even tho they shouldn’t have been approved. Nowadays it’s hard to qualify for a 700k house in bend so might be why it’s calming down?

    I just thought it was super interesting to actually see listings on long enough to see price drops, and decent price drops too not like $10k or something. Like a $50k price cut and listed for 2 weeks.

    Its funny how that's how real estate has gotten where if a home stays on the market longer than 3 days and doesn't go over list it causes red flags haha.

    The market in central OR is still pretty damn hot. My guess is that we'll see some stagnation, but no real "recession" per se. It would take a pretty substantial drop (like 20%-30%) for the market here to align with markets outside this area.

    Oh I for sure was not predicting a recession. Just said another 08 would have to happen for me to buy right now. Ill look at within the next 2 years probably.


    But if an 08 crash happens now I’m cool with that. I’ll move now. :fingerscrossed:

    I'm hoping for that, and I live here... I just throw money away at rent because what these houses/properties are going for, are not worth it. People getting 20-30k over asking for anything is just stupid.

    I hear rent isnt that horrific out there. Curious what you pay for rent.

    I wanted to rent where I am instead of wasting my damn money on a house (if you think rent is a waste you clearly havent cut home repair bill checks). Buying here $175k for 4bd 2bath. Rent for 2 bd 1 bath? $2,000/mo.

    I think total bassakwards. But there was no rental inventory when I moved here (IL) so people were bidding it up (apparently thats a thing).

    Rent is pretty whack imo.. we just signed a lease at a brand new apartment (gross) complex. 2b 2b 950sq ft - $2050 utilities not included. Construction is not complete, so I'm sure I'm paying the "brand new" tax.

    haha no idea, I still have not seen the inside of the actual unit. I don't even have a floor plan. Our plan is to only be in it for a few months, but with these interest rates... ¯\_(ツ)_/¯

    Had a friend looking to rent in Redmond. Same as above but more money and no availability (i.e. 25 applicants for a 2 bd, 2 bath @ $2600/mo). Even rentals here are ridiculous.

    I should clarify, she looked for 5 months and was unable to lock anything in. She ended up buying a travel trailer and lives on a lot for $1500/mo (not including the cost of the rv).

    Holy shit. Yeah glad I’m not ready to make the move yet.

    So rent not better. At least for new renters.

    I think wed probably look more Eugene area first then over time progress to a fancy area like Bend. Because Bend I want riverfront walkable to downtown.

    But even home prices in Eugene are steep. Not excited about a mortgage again… but fuck thats life.

    Before I go to the scrap metal yard or even a metal shop to find some tube to fit both my uniballs, does anyone around central Oregon have a either a 1" or 1.25" uniball install/removal set? Gotta swap my allpoo uniballs and really would like to not have to buy some paperweights to hang onto for another 5+ years.

    When the hell did Oregon get its own regional forum? Heading to Bend in a handful of hours with the gf. She wants to stop at a couple of places along the way to sight see before eventually checking in to our hotel. Not sure what the plan for the night is but I did suggest Smith Rocks since she’s never been there before we do dinner.

    She really wanted to do breakfast burrito at Earl N Mabel but looks like they closed down end of last year. You guys have any suggestions for amazing breakfast burritos?
