    Not sure what year that table is from? As it changes almost every year.
    I can say with certainty, I have never seen any builder frame stud walls 24" OC in my 25 years here. (Don't recall it in my former life in MD either)
    Even the large tract builders use 16" OC. And God knows those guys would use 48" OC if they could :laugh:

    and I was mostly curious because you said no engineer would sign off on 24" OC framing because that is a standard stud spacing here even in shear wall panels and portal walls engineered to resist seismic lateral loading , and I live in the highest seismic design zone in Canada

    So , anyway

    Getting back to my comment re : the OP's concern that in his application that a 24" OC wall will be somehow less structurally sound than a 16" OC wall , the answer is it's perfectly fine .

    He's not building in coastal Florida , and even seismic shear wall solutions allow for 24" OC studs , so in his application , the lateral restraint requirements are satisfied by the stud / sheathing arrangement that his builders have used so that only leaves vertical loads . His framing looks to be standard fare with no excessive loading and in these conditions a 24" OC 2x6 wall with double top plates are certainly up to that task .

    Adding extra studs into that equation does not do anything except add unneccsesary areas for thermal bridging adding no benefit in the walls load equation but reducing it's thermal efficiency .

    That was the answer I was looking for. As I did research other engineers said what you just said. The plywood on the exterior seems to be a bit thicker then average and also the flooring is thick as well. the plywood has blue painting on its edges and looks to be almost an inch thick, I could be wrong though about the inch part.

    now pick two of those,,,,,

    Wow way different than california ................looking at that pic I have been framing homes for 30+ yrs and there are some major diferences . But codes are diferent everywhere thats for sure................I avoid that osb plywood whenever possible...... but i understand the economical differences these days.............If your on stable ground and dont have earthquakes or tornadoes your probably good to go...... Get an architect to consult with inspectors may not always be the best...... 16 inch on center is standard without knowing alot of condions and the entire design anything else is hard to say........ Just do as much of the energy saving stuff you can.....use the best vapor barrier 's moisture insulation roof drainage is huge use the best longest warranty stuff possible .If you dont want to be fixing stuff in 10 or twenty years, the ground drainage, roofing, windows, and siding, is the source of most drastic failures i see here in checklysafornia, now is the time to do stuff. and the contractor is probably not gonna be the best source of info either.. you should really do alot your own research find out differences and longevity........there are so many variables........... think about the elements and energy effciency.......

    I've been building for 40+ years.
    Anyone can build a home. Many do.
    The challenge is...
    can you build a quality home, and deliver it on time...on budget...and make a living at it.
    I've heard it a thousand times..."well, my brother-in-law built his house, and it only cost him $xx.xx per sq. ft..." To that I say..."no problem, have your b-I-l build your house". They almost always reply..."um, no...he doesn't do it for a living".

    If the OP is getting a 2lb sprayfoam open cell for insulation, the insulators will spray the roofsheathing and rafters.

    Attic venting is a thing of the past with sprayfoam.

    I love reading all the miss info on this thread!! OSB stands for Oriented Strand Board! It's not Plywood! Advantech is better than both doesn't absorb moisture was a 50 year warranty might be lifetime now! Costs more ! Don't be uniform read people ! Don't be such cheap asses when building something your family will live in!!! I could go on and on , but, most of you won't understand !
