    I would like to smack whoever renovated our house back in 2000ish. I have had to fix so much shit.

    I got two realtors running comps and supposed to come by and let me know what our house could possibly sell for :anonymous:

    man that’s awesome. I’ve been trying to tell Krystal that real estate is where the money is at. Just have to buy smart and sell at the right time.

    I would hope to cash out here with close to $100k equity, but not sure what a realistic price is that our house could sell for.

    Same, I have been ripping wanes coating off a basement wall all day so I can repaint (long story). Good thing the rest of the basement was a hack job remodel, sets a low bar for my fixes.... trying to fit in 10years of deferred house maintenace into a few weeks BLOWS! Got the garage packed up, so really the most important part is done.

    Same here. I do not like carpentry and working on the house. I will tear a transmission out of the truck, or weld up whatever in a heart beat, but carpentry really intimidates me!

    No rules or gotchas, just have an agent you trust, they will walk you through every step if they are worth a dam. The biggest thing about selling, is the seller pays the realtor commissions. Generally 6% (3% seller agent, 3% buyer agent) Make sure you factor that in, when you are running numbers. I honestly cant recall if there are any closing costs associated with selling, (likely some) most of that is on the buyer I do believe.

    usually when it's a buyers market the seller tends to pay closing. just depends on how the deal is negotiated, but either way closing costs cannot legally be more than 3% of the selling price...so figure 9% worse case scenario.
