I would like to smack whoever renovated our house back in 2000ish. I have had to fix so much shit.

I got two realtors running comps and supposed to come by and let me know what our house could possibly sell for

 

man that’s awesome. I’ve been trying to tell Krystal that real estate is where the money is at. Just have to buy smart and sell at the right time.

I would hope to cash out here with close to $100k equity, but not sure what a realistic price is that our house could sell for.

 

Pretty gnarly storm just crossed through my house. Pretty sure I have a new tree down in the back yard.

 

Same, I have been ripping wanes coating off a basement wall all day so I can repaint (long story). Good thing the rest of the basement was a hack job remodel, sets a low bar for my fixes.... trying to fit in 10years of deferred house maintenace into a few weeks BLOWS! Got the garage packed up, so really the most important part is done.

 

I just fix stuff s as it breaks. 20yrs on the previous renovation, so stuff is starting to break and wear out.

 

Same here. I do not like carpentry and working on the house. I will tear a transmission out of the truck, or weld up whatever in a heart beat, but carpentry really intimidates me!

Good luck ! I hate moving, but it honestly ends up being not as bad as I think it will be. Best time to purge shit is when you move, dont move it then purge it been there done that

 

No rules or gotchas, just have an agent you trust, they will walk you through every step if they are worth a dam. The biggest thing about selling, is the seller pays the realtor commissions. Generally 6% (3% seller agent, 3% buyer agent) Make sure you factor that in, when you are running numbers. I honestly cant recall if there are any closing costs associated with selling, (likely some) most of that is on the buyer I do believe.

 

usually when it's a buyers market the seller tends to pay closing. just depends on how the deal is negotiated, but either way closing costs cannot legally be more than 3% of the selling price...so figure 9% worse case scenario.
