    Well, we did get a copy of the inspection report. It was performed by a legit company and the sellers did provide copies of the repair receipts, so not
    much to hide on their part considering they fixed everything the inspector found wrong.

    A good inspector can save you a lot of hassle. We bought our house 2 yrs ago and we picked the inspector (well our realtor did) and even thought he house was only 4 yrs old at the time he found some stuff that the builders didnt do and the original owners didnt catch (like no thermal expansion tank on the water heater inlet side) and some improper blocking under joists in the crawlspace. Realtor went after builder and got them to do it.

    Anyone have a concrete guy? I need about 60’ of sidewalk put in. When they built the house they used this pea gravel and stepping stones. Super dangerous when the gravel inevitably gets on the stones.

    I should add, it’s a fairly steep grade so all the gravel is just working it’s way down the hill to the lake. Need a solution that the kiddo will be able to traverse in a couple years.

    Don't think an expansion tank is required by NC code as you have a T&P valve (which is code).

    I had never heard of the need for a TET either but the inspector dinged it and the builder (Beazer) installed it (as it was inside five years??? warranty repair??...they were actually pretty responsive, maybe due to the fact that they are still building homes in the area and dont want me going postal on them in social media)

    ...maybe is a Wake County code issue...

    I remember the inspector said it was a fairly recent addition to code

    Reminds me of my house I bought in 2009. Sure it was built in the 1950s but they used real wood back then. Sure the interior hadn't been updated since the 1970s with it's green carpet and gold everything. But that's been remedied now. Sure the deck and detached garage look like crap. And well the deck still does. :rofl:It's only taken me 10 years but the deck is the only thing left. Well that and the house will probably need replumbed at some point. The copper lines recently developed a leak and had to get that fixed. But I only paid $78k for a 1500 sqft brick home that's solid, a large 36x24 garage/shop on 1.25 acres in a quiet neighborhood.

    that’s hilarious. I think we are going to fund a wedding instead and finally get hitched. Might refi the house and take a small amount of money out to pay down some high interest debt.

    Awesome. Might be able to reduce the length of the mortgage too. We refinanced our first house and kept the payment relatively the same but knocked 6 years off the loan. 15 year was a bit too steep but Rocket offered an 18 year term that worked nicely, we were 6 years into a 30 year fixed.
